Pune Airport Expansion Reshapes Lohegaon Development
Pune’s fast-growing eastern edge is creating a sharper planning challenge around Lohegaon airport, where applications seeking construction clearance from aviation authorities have risen substantially in recent years. Indian Air Force figures show 1,408 proposals were received in 2025, compared with 1,062 in 2020. The increase signals stronger development pressure in an area where housing and infrastructure growth must operate within aviation safety limits.
The rise in Lohegaon construction approvals reflects a broader transformation of the airport’s surrounding neighbourhoods. Residential projects, redevelopment and supporting infrastructure are expanding as Pune’s urban footprint moves further towards Lohegaon, Dhanori, Wadgaon Sheri and adjoining areas. For residents, however, the issue is not simply how much can be built, but where and at what height development remains compatible with a functioning airport. Lohegaon is an Indian Air Force-controlled airfield that also supports civilian passenger operations. That dual role makes land-use decisions more complex than those around a conventional commercial airport. Proposed structures are assessed against factors including location, elevation and distance from aviation reference points.
Height control is intended to keep aircraft approach and departure paths free from obstacles. National aviation rules require height clearance for structures around aerodromes, while the Airports Authority of India uses its No Objection Certificate Application System and zoning maps to determine permissible top elevations around civil airports. That regulatory framework increasingly intersects with Pune’s real-estate economics. Restricting building height can influence the amount of developable floor space on a plot, potentially affecting project design, land values and housing supply. At the same time, allowing construction without rigorous aviation checks could create long-term safety and enforcement risks. For city planners, the growing application volume should therefore be treated as more than an administrative workload. It is a measurable indicator of development pressure around a strategically important piece of urban infrastructure.
The immediate requirement is better coordination between aviation authorities, the civic administration and planning agencies, with clear information available to residents and developers before projects are designed. Lohegaon construction approvals will increasingly need to fit within a wider land-use strategy that protects flight safety while directing Pune’s growth towards well-serviced, resilient and liveable neighbourhoods.
