Kolkata Logistics Market Gains Momentum Across East India

Kolkata’s logistics economy is entering a stronger expansion phase, with industrial and warehousing stock crossing 24 million sq ft in the first half of 2026. Leasing also accelerated sharply, signalling deeper demand from supply-chain operators, consumer businesses and manufacturers. The shift matters beyond commercial real estate: it could influence freight movement, employment, land use and the infrastructure burden across the wider metropolitan region.

The Kolkata logistics market recorded about 1.8 million sq ft of leasing between January and June, a 69% increase from the preceding six months. Between 2020 and 2025, sector leasing grew at a compound annual rate of 25%, while most of the activity was concentrated between 2022 and 2025. Major supply additions during 2022 and 2024 accounted for nearly 70% of completions recorded since 2020.The demand base is also becoming more varied. Third-party logistics operators accounted for 35% of cumulative take-up since 2020, followed by e-commerce at 15% and retail at 12%. Engineering, manufacturing and fast-moving consumer goods each contributed 11%. Particularly notable is the FMCG segment, where leasing in the first half of 2026 was four times higher year-on-year, with food and beverage businesses representing more than 70% of that activity.For Kolkata, the implications extend into the city’s wider economic geography. Warehousing demand is closely linked to consumption, manufacturing and distribution networks, making road access, freight connectivity and strategically located industrial land increasingly important.

If poorly planned, however, rapid warehouse growth can add heavy-vehicle traffic, pressure peripheral roads and encourage fragmented land conversion.The investment numbers underline the market’s growing importance. About $170 million was estimated to have flowed into Kolkata’s industrial and logistics segment between 2020 and June 2026. Another 3 million sq ft of warehousing capacity is expected by the first half of 2027, with institutional developers accounting for almost 70% of the pipeline.The broader eastern market is developing in parallel. Guwahati is strengthening its role as a gateway to the Northeast through multimodal logistics infrastructure and inland waterways, while Bhubaneswar is gaining importance through port-linked development and industrial investment.

The next test for the Kolkata logistics market will therefore be the quality of growth. Efficient freight corridors, cleaner transport, better worker facilities and careful land-use planning will be critical if expanding logistics capacity is to support economic opportunity without increasing congestion, emissions or pressure on surrounding communities.
