Hyderabad: Hyderabad has emerged as India’s fastest-growing residential housing market for new project launches, recording the highest year-on-year increase in housing supply among the country’s top seven cities during the April–June 2026 quarter. The latest industry assessment reflects continued developer confidence in the city’s long-term growth despite a moderation in home sales across major metropolitan markets.
The Hyderabad housing supply growth was driven by the launch of approximately 16,970 new residential units, representing a 53% year-on-year increase, the strongest among India’s leading housing markets. The robust expansion highlights developers’ confidence in Hyderabad’s infrastructure growth, employment opportunities and long-term residential demand. While new project launches accelerated, home sales in Hyderabad increased by 2% year-on-year, making it one of the few major cities to register positive annual sales growth during the quarter. In contrast, overall housing sales across India’s top seven cities declined by 6%, reflecting cautious buyer sentiment amid global economic uncertainty. Real estate analysts attribute Hyderabad’s resilience to its expanding IT ecosystem, infrastructure development and sustained demand from both end-users and investors. Continued growth across established and emerging residential corridors has encouraged developers to maintain an aggressive launch pipeline despite softer market conditions nationally.
The strong Hyderabad housing supply growth also demonstrates confidence in the city’s long-term economic outlook. As multinational companies continue expanding operations and employment opportunities increase, residential demand is expected to remain supported across multiple price segments. Urban economists note that a healthy balance between housing supply and infrastructure development will be essential as the city continues expanding. Investments in transport connectivity, public utilities, water supply and social infrastructure will play a critical role in ensuring sustainable urban growth while accommodating future population increases. The report also highlights broader market trends, with average residential property prices across India’s top seven cities rising 7% year-on-year, while unsold housing inventory increased by 10% due to higher project launches and relatively slower absorption.
Planning experts believe Hyderabad’s strong development pipeline provides greater housing choices for buyers while strengthening the city’s position as one of India’s most dynamic residential real estate destinations. However, they emphasise that future growth should remain aligned with sustainable urban planning and infrastructure capacity.
