A fresh FIR has been registered in Noida against Antriksh Builders director Harender Yadav and three others over allegations that a flat was mortgaged for a ₹1.90 crore loan before being handed over to a woman homebuyer. The case was filed at the Sector 24 police station while the Enforcement Directorate and Income Tax Department were conducting searches linked to alleged financial irregularities involving the promoter.
According to the complaint cited in the FIR, the woman was given possession of the flat in August 2023. She has alleged that the property had already been pledged in March that year in the names of two other people to secure a loan from IDFC First Bank. The complaint alleges that the transaction exposed her to a dispute involving the flat’s title and the outstanding bank financing.
The FIR includes allegations of cheating, preparation of forged documents and criminal intimidation. The woman has further alleged that, after she raised objections on learning about the mortgage, Yadav and his associates pressured her and made her sign an agreement. Police registered the case on the basis of her complaint. The allegations have not been established in court.
The FIR comes amid a wider investigation involving Yadav and entities associated with him, including Antriksh Promoters and Sunshine Infravell. The report said the ED and Income Tax Department were carrying out a two-day search operation at 13 locations across Delhi-NCR, Bengaluru and Chandigarh. Investigating agencies have alleged that fake NRI identity documents were used to obtain housing loans worth crores and that the proceeds were linked to money laundering. The supplied report does not provide details of any court finding on these allegations.
The case adds to the promoter’s existing legal troubles. Noida Police arrested Yadav in September 2024 in a case concerning alleged irregularities involving electricity and maintenance funds collected from society residents, after which he was sent to jail, according to the report. In July 2026, the Economic Offences Wing of Delhi Police also registered a case against him over allegations of cheating flat buyers.
For homebuyers, the complaint highlights the legal and financial exposure that can arise when a property is sold or handed over despite an existing mortgage. A possession letter does not by itself establish that a flat is free from encumbrances; buyers typically rely on title records, lender releases and project documentation to confirm the status of a property. The present case will depend on the police investigation and the documentary evidence collected from the complainant, the builder, the bank and other parties.
The latest FIR is being investigated by the Sector 24 police station. The ED and Income Tax searches and the related financial investigation were continuing when the report was published.
