Kolkata Sees Industrial Logistics Demand Accelerate

Kolkata’s industrial and logistics market is gaining scale, with warehousing stock crossing 24 million sq ft in the first half of 2026. Leasing reached about 1.8 million sq ft during the period, signalling stronger demand for distribution and supply-chain space. The shift matters beyond commercial real estate: Kolkata’s growing logistics role could influence jobs, freight movement, land use and the efficiency of goods reaching consumers across eastern and northeastern India.

The Kolkata logistics market has expanded alongside improvements in road, rail, port and other forms of connectivity. Its position as a gateway to eastern and northeastern markets gives businesses a reason to consolidate distribution operations around the metropolitan region and its wider industrial belt.Market data shows that leasing activity in January-June was 69% higher than in the preceding six-month period. Between 2020 and 2025, industrial and logistics absorption in Kolkata recorded a compound annual growth rate of 25%, while more than 80% of leasing over that period occurred between 2022 and 2025.Demand is also becoming more diversified. Third-party logistics providers accounted for 35% of cumulative leasing since 2020, followed by e-commerce at 15% and retail at 12%.

Engineering and manufacturing and fast-moving consumer goods each contributed 11%. FMCG leasing itself increased fourfold year on year, according to the market assessment.For Kolkata, this growth changes the role of industrial real estate. Warehouses are increasingly part of the infrastructure that connects manufacturers, retailers and households. Better located and more efficient facilities can reduce unnecessary freight journeys and improve delivery reliability. But rapid expansion also raises questions around land conversion, road congestion, drainage, energy use and the pressure placed on areas surrounding logistics clusters.Investment is following the expansion. An estimated $170 million entered Kolkata’s industrial and logistics segment between 2020 and the first half of 2026, indicating growing institutional interest in the market.

The next phase will therefore depend not only on adding warehouse capacity, but on where and how that capacity is built. Urban planners and infrastructure experts increasingly emphasise integrated transport networks, efficient land use and resilient utilities as logistics activity grows. For citizens, the measure of success will ultimately be whether this expansion creates accessible employment and more reliable supply chains without adding disproportionate environmental and infrastructure costs.
