Kamathipura Redevelopment Plan Sets 500-Sq-Ft Homes for Residents

The Kamathipura redevelopment plan in South Mumbai will provide homes of about 500 square feet to more than 8,000 residents, with a corpus fund of Rs 5 lakh for each eligible flat, according to details reported by Loksatta. The detailed project plan is scheduled to be presented to residents on Friday, September 11, 2026.

The redevelopment will be implemented through the Mumbai Building Repairs and Reconstruction Board, an arm of the Maharashtra Housing and Area Development Authority (MHADA). The redevelopment contract has been awarded, and construction work is expected to begin soon, the report said.

The resident presentation is expected to cover the layout of the project, the height and design of the rehabilitation buildings, facilities planned within the development and other implementation details. The plan provides for rehabilitation buildings of 40 to 50 floors. Buildings intended for sale are expected to range from 60 to 80 floors.

Kamathipura covers approximately 34 acres and contains 943 buildings, with around 8,000 residents living in the area. The existing buildings are reported to have deteriorated beyond the stage where routine repairs would be sufficient, creating the need for comprehensive redevelopment.

Responsibility for maintenance and repairs of the buildings rests with the Mumbai Building Repairs and Reconstruction Board. The state government subsequently assigned the redevelopment responsibility to the same board. Following a tender process, the board appointed Bhagirathi Housing Pvt. Ltd. and Maathi Developers, identified in the report as AATK Construction, as the construction and development agency for the project.

The proposed 500-square-foot homes and the Rs 5 lakh corpus provision are among the key details residents are expected to examine during the presentation. The project’s rehabilitation and sale components, including the proposed building heights and planned amenities, are also expected to be explained to residents.

The resident presentation is the next stated step before the redevelopment moves into physical execution. The authorities are expected to provide further information on the project design, rehabilitation buildings, amenities and implementation arrangements during the meeting.
