Hyderabad Affordable Housing Draws Set For 7340 Flats
The Telangana government will conduct location-wise lottery draws from August 28 to 31 to select beneficiaries for 7,340 affordable flats across 18 locations in Hyderabad’s CURE region. The process comes after verification of more than 60,000 applications and could mark a significant step in expanding access to subsidised housing for lower-income households within the city’s wider urban footprint.
The draws will take place at four locations each day. On August 28, selections are scheduled for Kowkur, Patigadda, Jalpalli and Kulsumpura. The following day will cover Jubilee Hills MLA Colony, Boinpally, Bandlaguda LIG Colony and Nandi Musaliguda. The August 30 round will include Gajularamaram, Police Lines in Amberpet, Gaddianaram, R&B Quarters and Pocharam LIG Colony. The final round on August 31 will cover Raidurg, KPHB Colony, Mailardevpally and Redhills. The government has said the draws will be livestreamed, adding a layer of public visibility to the beneficiary-selection process. The location-wise approach also reflects the geographical distribution of the housing stock across 16 Assembly constituencies within the Outer Ring Road area. The scale of demand is substantial. Following verification and consideration of objections, 40,900 applications were found eligible, while 19,820 were classified as ineligible. With only 7,340 homes available, the numbers indicate that demand for subsidised urban housing significantly exceeds the current supply.
For successful applicants, the State will provide a ₹5 lakh subsidy towards each flat. Beneficiaries are required to contribute ₹6 lakh through instalments, creating a combined support and contribution structure intended to make ownership more accessible to households that may otherwise struggle to enter Hyderabad’s formal housing market. The return of the ₹10,000 earnest money deposit to unsuccessful applicants is another important financial element. The amount will be credited after the final beneficiary list is declared, according to the government. The programme also has implications for Hyderabad’s urban form. Affordable housing located within established and emerging neighbourhoods can reduce the distance between lower-income households and employment, education and public services. However, the benefits depend heavily on transport connectivity, water supply, drainage, sanitation and other basic infrastructure around the housing developments.
The government has already opened applications for another 1,920 flats across four additional constituencies: Amangal in L.B. Nagar, Goshamahal, Jamistanpur in Musheerabad and Bandlaguda near Falaknuma in Chandrayangutta. Applications for these units will remain open until September 3. As Hyderabad expands beyond its core areas, the scale of the housing programme highlights the growing need to align residential development with infrastructure and employment access. The immediate focus is on completing the lottery process fairly and transparently, but the longer-term test will be whether these homes become well-connected, liveable neighbourhoods rather than isolated housing clusters.
