The initiative, unveiled on January 30, is designed to create satellite townships in the city’s peripheral regions, specifically targeting Devanahalli, Nelamangala, Hoskote, Doddaballapur, Magadi, and Bidadi. With the promise of enhanced road and rail connectivity, the project aims to significantly improve access to these areas, fostering balanced growth and reducing congestion within the city’s core.

Real estate experts believe the satellite townships will unlock a wealth of opportunities in these newly connected regions, especially as land remains more affordable compared to the rapidly appreciating prices within Bengaluru’s urban limits. The integration of suburban areas with the city’s transportation network, including the Peripheral Ring Road, is expected to stimulate residential, industrial, and warehousing developments. “The long-term prospects for these areas are promising, particularly in residential and industrial sectors. The government’s vision will alleviate Bengaluru’s infrastructure strain, creating a much-needed buffer zone around the city,” says Vimal Nadar, Senior Director at Colliers India. As Bengaluru struggles with rapid urbanisation, this project is seen as a key strategy to mitigate pressure on the city’s infrastructure.

In terms of real estate, the surge in development is already noticeable, particularly in Devanahalli and Doddaballapur. Property prices in these areas have experienced steady growth, with plotted developments and villa projects seeing an increase in demand. “The prices of plots in these areas have risen from ₹2,000 to ₹6,000 per square foot, and with the satellite project in place, we expect further escalation,” states Sunil Singh, Director at Realty Corps. Nelamangala, which had previously seen slow growth, is now poised for significant real estate interest. Experts anticipate a 15-20% increase in property values in these peripheral areas, similar to the real estate boom seen in areas like Kengeri and Yelahanka, which were also developed as satellite towns in the past.

From a sustainable development perspective, the integration of these satellite towns presents an exciting opportunity to reduce Bengaluru’s carbon footprint. By decentralising urban growth, the project aims to reduce overpopulation and its associated environmental impact, promoting more sustainable urbanisation.
