The Ghaziabad Development Authority has started acquiring land through land pooling for a proposed Aerocity township in Raj Nagar Extension, with one farmer submitting consent and the authority seeking agreements from other landowners within a month.
The project covers approximately 230.2232 hectares across the villages of Atraur, Morti and Mewla Agri. Of this, the GDA is required to obtain around 200.2515 hectares from farmers. The authority has already fixed the price for the identified land and has begun the consent process through land pooling rather than an upfront purchase of the entire parcel.
The first consent letter was submitted at the GDA office on Friday to GDA vice-president Nand Kishore Kalal. The authority said the agreement process with other farmers is also under way. Kalal said the GDA intends to obtain consent letters from all affected farmers within one month so that the township plan can move forward.
Under the proposed land-pooling arrangement, farmers will receive 25% of the land taken for the project in developed form, according to information released by the authority. The GDA has also issued a video explaining the system and its potential benefits to landowners. The arrangement means the authority will not initially spend money to purchase the land, while farmers are expected to receive developed plots within the planned township.
The land identified in Atraur alone covers 108.2604 hectares, forming the largest specified portion of the project in the information released by the GDA. The authority has described the proposed Aerocity as a fully commercial township rather than a primarily residential development.
The planned land use includes plots for offices of large companies, hotels, restaurants, malls, colleges, sports clubs, sports academies, a golf course, shops and showrooms. The township is proposed near an international cricket stadium in Raj Nagar Extension. Another planned development, the Haranandipuram township, is also located in the wider area.
The GDA has said the proposed township will be connected to the Northern Peripheral Road, an elevated road, zonal roads in the area and stations of the Namo Bharat train. These links are intended to support access to the commercial district and connect it with the surrounding urban developments. The authority has not provided a construction schedule or an operational timeline for the township in the information released so far.
The immediate next step is the collection of consent letters from the remaining farmers. According to the GDA, that process is expected to be completed within one month, after which the authority will proceed with the land-pooling-based development plan.
