Bengaluru A-eKhata Split Goes Online for Joint Property Owners

Bengaluru A-eKhata holders who jointly own a property can now apply online for separate e-khatas after the Greater Bengaluru Authority and the city’s five corporations launched a plot sub-division service on the eAasthi 2.0 platform. The facility is intended to simplify property sales, gifts, mortgages, building plan approvals and independent tax payments for eligible owners.

The service applies to joint A-eKhata properties where each owner’s share is already clearly recorded in the existing property record. It is available to family members, legal heirs, relatives and non-family joint owners. Once the sub-division is approved and separate e-khatas are generated, each owner can independently manage transactions related to their share.

The facility covers vacant sites and plots with buildings measuring up to 2,000 square metres. Multi-storey apartment units are excluded, while plots larger than 2,000 square metres will continue to be processed through the existing town planning approval system. The eligibility conditions mean that the online facility is designed for clearly documented joint ownership rather than cases where ownership shares remain disputed or undefined.

Each newly created plot must have a minimum area of 50 square metres, road frontage of at least six metres and independent access to a public road. Access may be direct or through an internal road. Where an internal access road is required, it must be at least 3.5 metres wide. These conditions link the property-record change to basic plot access and subdivision requirements.

Applicants must upload a subdivision sketch prepared by a registered architect. The sketch must show the original plot boundaries, the proposed division among the joint owners and the details of road access. The online application process allows applicants to enter their details, upload the required documents and make the prescribed payment digitally after approval.

The subdivision fee will be calculated as a percentage of the property’s guidance value. The rate is 0.2% for residential properties and 0.5% for non-residential properties. For example, a residential property with a guidance value of Rs 1 crore would attract a fee of Rs 20,000.

The new service addresses a recurring administrative difficulty for joint owners whose interests are recorded together in one property document. Under the earlier arrangement described in the report, separate transactions or approvals could require owners to navigate manual processes. The online system is intended to provide separate digital records while retaining the stated plot-size, access, documentation and planning conditions.

The application can be submitted through the Greater Bengaluru Authority’s eAasthi portal. The service’s coverage remains limited to eligible A-eKhata properties, and apartment units and larger plots must continue to follow the processes applicable to those categories.
