A redevelopment plan for Mumbai’s Kamathipura, covering about 34 acres and 943 buildings, is scheduled to be presented to residents on Friday, September 11, with the proposal promising 500-square-foot homes and a ₹5 lakh corpus fund for each eligible flat.
The project is being undertaken through the Mumbai Building Repairs and Reconstruction Board of the Maharashtra Housing and Area Development Authority (MHADA). The redevelopment contract has been awarded, and work is expected to begin shortly, according to a report by Loksatta.
The detailed plan will explain how the project is expected to be implemented, including the design and height of the rehabilitation buildings, the facilities proposed within the redevelopment and the arrangements for residents. The presentation is intended to give residents information about the project before the physical work begins.
Under the plan reported by Loksatta, around 8,000 residents will receive 500-square-foot homes. Each flat will also receive a corpus fund of ₹5 lakh. The rehabilitation buildings are proposed to have between 40 and 50 floors, while buildings intended for sale are expected to range from 60 to 80 floors.
Kamathipura currently has approximately 943 buildings spread across the 34-acre area. The buildings are described as having deteriorated beyond the stage where routine repairs can address their condition. Responsibility for the maintenance and repairs of these structures rests with the Mumbai Building Repairs and Reconstruction Board, which has also been assigned responsibility for the redevelopment by the state government.
To implement the project, the board conducted a tender process and appointed Bhagirathi Housing Private Limited and Maathi Developers, identified in the report as AATK Construction, as the construction and development agency. The redevelopment will therefore combine rehabilitation housing for existing residents with sale buildings proposed at greater heights.
The resident presentation is the next immediate milestone identified in the report. Details of the proposed amenities, the configuration of the buildings and other elements of the plan are expected to be shared during that presentation. The report does not specify a construction completion date, a phased relocation schedule or the terms governing temporary accommodation during the redevelopment.
