Central Hyderabad Gets New Luxury High-Rise Project
Central Hyderabad is set for a major residential transformation with ASBL Legacy, a new luxury housing project coming up near RTC X Roads. The development will introduce three high-rise towers of around 50 storeys, offering spacious 3 and 4 BHK homes with prices starting at ₹1.99 crore.
Spread across nearly eight acres, the project has an approved built-up area of around 3.61 million square feet. Official records show a net project area of approximately 7.98 acres after accounting for land affected by road widening. Located on the RTC X Roads–Vidya Nagar Road at Nallakunta, ASBL Legacy received HMDA approval on July 28, 2026. The project is scheduled for completion by July 2031. A major feature of the development is its planned open space. Around 73.25% of the project area is expected to remain open, providing landscaped and recreational areas within the high-rise community. The project will also feature more than 50 lifestyle and recreational amenities spread across approximately 1.70 lakh square feet. These include a 74,000-square-foot clubhouse, terrace swimming pool, badminton and basketball courts, futsal and pickleball facilities, cricket practice nets and landscaped spaces.
Infrastructure for rainwater harvesting, energy management, sewage treatment, water management and fire safety is also included in the development plans. Parking is another significant component, with official plans providing 2,176 covered parking spaces across the project. The large parking provision reflects the scale of the residential development and the number of homes planned. The residences will be available in multiple configurations and sizes. While the project is primarily positioned around 3 and 4 BHK apartments, official records indicate several apartment sizes across the three towers. The project’s location is particularly notable. RTC X Roads and surrounding areas have traditionally featured standalone residential buildings and commercial establishments rather than large gated communities. ASBL Legacy therefore represents a shift towards high-rise, amenity-focused residential development in an established part of the city. Connectivity is another advantage. According to project information, RTC X Roads Metro Station is around two minutes away, Kacheguda Railway Station approximately eight minutes away and MGBS around 15 minutes away. Actual travel times may vary depending on traffic conditions.
The development also reflects the changing residential preferences in Central Hyderabad. While the western corridor has become known for large gated communities and high-rise projects, established central neighbourhoods are increasingly attracting premium residential developments because of their existing transport links, commercial activity and social infrastructure. The scale of ASBL Legacy could further strengthen the residential profile of Central Hyderabad. Its combination of high-rise living, extensive amenities, open spaces and established connectivity offers a different proposition from projects located on the city’s expanding outskirts. As construction progresses, the project’s impact will extend beyond its towers. Its integration with existing roads, traffic systems, public transport and surrounding neighbourhoods will be important for ensuring that large-scale development complements the established urban fabric. With three towers reaching around 50 storeys, more than 3.6 million square feet of approved built-up space and extensive lifestyle facilities, ASBL Legacy is positioned to become a prominent residential development in Central Hyderabad, with completion targeted for 2031.
