Western Sydney Gets Green Logistics Boost

The New South Wales Government has approved a $139-million industrial estate within the Western Sydney Aerotropolis, paving the way for a new logistics hub that promises both economic growth and sustainable development.

Strategically positioned near the under-construction Western Sydney International Airport, the Barings Luddenham Industrial Park will span over 19 hectares and deliver over 63,500 square metres of warehouse and commercial space.Touted as a catalyst for the region’s transformation, the project marks one of the earliest large-scale developments in the Aerotropolis, a landmark urban and economic zone designed to reshape Sydney’s western edge. Construction is expected to commence by mid-2025, with the first facilities operational by the end of 2026, aligning with the anticipated airport launch.

The development will comprise seven warehouse buildings with flexible floor plates ranging from 1,000 to 30,000 square metres, integrated with green infrastructure such as waterway rehabilitation, landscaped open areas, and estate-wide sustainable stormwater systems. The estate will also feature office spaces, an on-site café, an internal road network, and provisions for net-zero carbon readiness, underlining the state’s intent to integrate functionality with environmental foresight.The NSW Government has emphasised that this investment is more than just a logistics play—it is a strategic economic lever. More than 600 construction and operational jobs are expected to be created directly, with ripple effects in sectors such as transport, supply chain management, and industrial real estate.

The project falls within the broader Bradfield City development, where over $1 billion in public investment has already been committed to unlocking private sector participation and long-term infrastructure resilience.With over $14 billion worth of private projects in the Aerotropolis pipeline, the region is poised to become one of Australia’s premier hubs for aerospace, defence, agribusiness, advanced manufacturing, and logistics. The Luddenham project, jointly developed by Aware Real Estate and Barings Real Estate Australia, signals growing private confidence in the region’s future.Deputy Premier and Minister for Western Sydney, Prue Car, described the project as a major win for the community. “It’s not just about warehouses—it’s about jobs, liveability, and preparing Western Sydney for the opportunities of tomorrow,” she said. Planning and Public Spaces Minister Paul Scully echoed this, highlighting the importance of such developments in setting the groundwork for a “more connected, vibrant, and opportunity-rich Western Sydney.”

Critically, the government has also prioritised integrating green infrastructure and job creation through such developments, ensuring that the Aerotropolis model can serve as a national benchmark for eco-conscious urban expansion. With the Western Sydney International Airport expected to handle 10 million passengers annually in its initial phase, this logistics-focused development will play a vital role in facilitating freight efficiency and reducing emissions by cutting transit distances.As Western Sydney repositions itself from a suburban periphery to a global gateway, the Luddenham estate stands as a signal investment—blending industrial growth, job creation, and sustainable design into a single blueprint for Australia’s next-generation urban economy.
