The Andhra Pradesh government will distribute house regularisation pattas to 24,057 families in Vijayawada on September 30, granting full ownership rights to beneficiaries of decades-old NTR-era house sites under the Pedalaku Pattabhishekam programme.
Chief Minister N Chandrababu Naidu is scheduled to distribute the pattas following the recent regularisation of properties in Visakhapatnam. The Vijayawada exercise will cover 617 acres, equivalent to 29.86 lakh square yards, across eight Assembly constituencies and 15 mandals in NTR and Krishna districts.
The government has estimated the land being regularised at approximately Rs.9,800 crore. The source report separately places the market value of the land at around Rs.24,297 crore. Each beneficiary family is expected to receive assets valued at approximately Rs.40 lakh to Rs.45 lakh, according to the report.
The beneficiaries are spread across Vijayawada East, Vijayawada West, Vijayawada Central, Gannavaram, Jaggayyapeta, Mylavaram, Nandigama and Tiruvuru constituencies. The properties fall within areas of NTR and Krishna districts covered by the regularisation process.
A significant number of beneficiaries live in houses constructed on hill areas within the three Vijayawada city constituencies. Residents in these locations have sought legal recognition of their homes for decades, arguing that full ownership rights would provide permanent protection for their houses and greater certainty over their property.
The issue was also raised by NTR district public representatives at a recent district-level meeting. Following that meeting, the government advanced the regularisation process for houses built on land covered by NTR-era house pattas issued decades ago.
The Vijayawada announcement follows the distribution of regularisation pattas to 28,445 families in Visakhapatnam. That exercise covered land valued at Rs.8,874 crore, according to the report, and was presented as a model for extending full rights to long-standing occupants.
The beneficiary list in Vijayawada includes 12,093 BC families, 6,130 OC families, 4,546 SC families, 955 Muslim BC families and 333 ST families. The distribution is intended to convert existing occupation and house-site rights into complete legal ownership of the properties.
The September 30 distribution will mark the next major step in the government’s regularisation programme for long-pending house-site claims in Vijayawada. The process is expected to provide beneficiaries with formal property documents for the homes and land covered by the pattas.
