Valor Estate Partners for 5.7 Million Sq Ft Projects

Valor Estate Limited (VEL) has announced a significant expansion of its development portfolio through binding agreements with L&T Realty and Lodha Group. These partnerships will see the development of approximately 5.7 million square feet of carpet area, with the potential to generate a revenue share of Rs 6,000 crore for the company.

The Vice Chairman and Managing Director of Valor Estate highlighted the strategic importance of these agreements, stating, “Over the past three months, we have successfully finalised deals with Lodha and L&T, positioning us to secure approximately Rs 6,000 crore in revenue. Looking ahead, we plan to forge additional partnerships to fully exploit our extensive land holdings, which exceed 600 acres. Furthermore, we are keen to acquire interests in one or two more urban renewal projects, which we anticipate will materialise in the near future.”

Currently, Valor Estate is involved in four joint venture residential projects and owns four additional residential projects, collectively covering a saleable area of 15 million square feet. These projects are structured on either a revenue share or area share basis. Additionally, the company has several projects in the pipeline, amounting to roughly 13 million square feet at various stages of development.

VEL’s collaborative efforts extend to other major developers including Prestige Estate, Adani Realty, Man Infracon, and Godrej Realty. The company is also developing a portfolio of income-generating assets, which includes two million square feet of commercial office space across Mumbai and Delhi. Notably, a commercial project in Aerocity, Delhi—a 50:50 joint venture with Prestige Group—will offer approximately 0.6 million square feet of leasable space and is expected to become operational in the coming financial year. With a robust portfolio under development, Valor Estate anticipates potential revenue or area share amounting to Rs 13,650 crore from 15.5 million square feet of saleable residential and 2.3 million square feet of commercial properties. In addition to its existing 600-acre land bank, the company is in various stages of acquiring 118 acres of additional land, with development agreements or memoranda of understanding signed for 23.5 acres.

This strategic expansion underscores Valor Estate’s aggressive growth strategy and its commitment to leveraging substantial land assets to drive future revenue and development opportunities.
