The Pimpri Chinchwad Municipal Corporation (PCMC) will unveil its Draft Development Plan (DP) for 2041 on May 14, setting in motion a process that will shape the city’s infrastructure, green zones, and mobility networks over the next two decades.
Framed on the basis of projected population growth and evolving urban demands, the new plan aims to replace the existing 1997 DP, which expires in May 2025. Officials from the PCMC Town Planning Department confirmed that the updated blueprint has reached its final stage and will now be opened for public scrutiny, with citizens allotted 30 days to file objections and suggestions.This strategic master plan has been prepared by a reputed Ahmedabad-based agency, which also helmed the detailed project reports for the river rejuvenation works along Pavana, Indrayani, and Mula rivers. These water bodies are central to the new DP, which reserves their banks as protected green zones.
Proposed amenities along these corridors include pedestrian-friendly pathways, cycle tracks, gardens, open gyms, sports complexes, and community entertainment hubs—aligning with global trends in sustainable and equitable urban planning.What makes the 2041 DP particularly significant is its timing and ambition. Originally launched in 2018, the process saw delays due to the COVID-19 pandemic, pushing back the timeline by nearly two years. With the extension period now ending in May, PCMC faces a legal imperative: if the DP is not published before May 17, it stands to be nullified. Determined to meet this deadline, municipal authorities have expedited final preparations and structured a comprehensive feedback mechanism to incorporate public voice before submission to the state government.
Interestingly, the new DP marks a departure from conventional zoning by eliminating land reservations in already developed areas. Instead, strategic land use policies will be applied to vacant plots, enhancing resource efficiency without disturbing existing infrastructure. The focus will now shift to unutilised urban land and integrating new-age urban planning ideals such as green infrastructure, active transport, and transit-oriented development.Another crucial highlight of the DP is a renewed emphasis on sustainable mobility. With the rapid urbanisation of Pimpri Chinchwad, the city’s transport infrastructure is set to receive a major upgrade through new metro lines, BRTS corridors, improved local rail connectivity, and a proposed ring road. These multimodal investments aim to boost last-mile access and reduce the city’s overall carbon footprint.
As the city gears up to collect feedback over the next month, citizens will have a rare opportunity to shape their urban environment. The final version of the plan will be submitted to the state government after a four-month review window, during which all public inputs will be addressed through structured hearings.
