Gurugram: A newly launched premium residential development on Golf Course Extension Road has generated booking commitments exceeding ₹8,100 crore within days of its market debut, highlighting continued demand for high-end housing in the National Capital Region despite elevated property prices.

The response reflects the resilience of the luxury housing segment while also raising broader questions around balanced urban growth, infrastructure readiness and long-term sustainability in rapidly expanding city corridors. The project, marking Oberoi Realty Gurugram’s entry into North India, spans nearly 15 acres in Sector 58 and forms part of a larger master-planned residential community. The first phase comprises more than 800 homes spread across six towers, with an additional tower planned in later stages. According to the developer, bookings cover over 13 lakh square feet of RERA carpet area, indicating substantial buyer interest in premium residences within one of Gurugram’s fastest-growing micro-markets. This strategy has been adopted in select metropolitan markets where premium housing demand remains relatively steady. However, urban planners caution that continued growth in high-value developments must be accompanied by parallel investments in public transport, water management, green spaces and civic infrastructure to prevent pressure on existing urban systems.
