Kerala Technopark Unlocks 138 Acres of Land for IT Firms and Developers
Kerala’s Technopark is taking a significant step towards strengthening its position as a leading IT hub by offering 138 acres of vacant land across its Phase I, III, and IV campuses. This move is expected to attract developers, businesses, and emerging tech companies looking for opportunities to scale up their operations in a thriving, infrastructure-rich environment.
Sanjeev Nair, CEO of Technopark, expressed the importance of these vacant land parcels in accommodating growing demands from Global Capability Centres (GCCs) and cutting-edge technology firms. Companies working in fields like artificial intelligence (AI), blockchain, and machine learning are increasingly looking for spaces to expand their global operations. Nair assured that the availability of these land parcels would help businesses take advantage of the robust ecosystem Technopark offers.
The park’s Phase IV campus already hosts several large projects from IT firms and major real estate developers. With its world-class infrastructure and sustainable initiatives, Technopark continues to attract big players in the tech industry. The newly available land gives these firms more room to grow and develop innovative projects, enhancing the park’s status as a hub for technology and entrepreneurship. Future developments in Technopark’s Phase IV campus include several high-profile projects. The Digital Science Park, MSME Technology Centre, and QUAD project are all on the horizon. The QUAD project, in particular, is a mixed-use development covering 5.5 acres with 850,000 sq. ft. of office space, an IT/ITeS office complex on 4.5 acres, and a commercial building complex spanning 5.6 acres. Additionally, plans include a residential complex with 1,100 residential units, supporting the growing demand for housing among employees in the area.
Technopark’s ambitious growth plans are aligned with the Kerala government’s commitment to transforming the state into a knowledge economy. To support this transformation, initiatives such as the KSUM emerging technology hub, the digital substation, and the Unity Mall (Ekta Mall) are also under development. The goal is to provide a comprehensive ecosystem where businesses, entrepreneurs, and workers can thrive together, with a strong focus on integrating technology into everyday life. In terms of business impact, Technopark has been achieving impressive results. The park’s software exports reached ₹13,255 crore in FY 2023-24, marking a 14% growth. Currently, there are 490 companies operating within Technopark, providing employment for over 75,000 people. The growth of the park has had a ripple effect on the local economy, contributing to the development of ancillary businesses and services in the region.
For real estate developers looking to capitalise on the demand for IT office spaces, Technopark offers a unique opportunity. Its strategic location, well-developed infrastructure, and supportive environment for collaborative professionals make it an ideal space for businesses to grow and innovate. Kerala’s Technopark is positioning itself as a key player in the global IT and technology landscape. With the offering of 138 acres of vacant land, coupled with exciting new projects, the park is set to continue driving innovation and economic growth in the region. By providing both established firms and new ventures with ample space to grow, Technopark is strengthening its role as a centre of excellence for technology development and business collaboration.
