Hyderabad’s Prime Corridors Face Sharpest Registration Value Hikes

Hyderabad’s real estate market is set for a significant policy shift as the Telangana government prepares to implement revised property registration values across the state from June 5. The revision aims to reduce the widening gap between government-notified registration rates and prevailing market prices while improving transparency in property transactions.

The updated valuation framework follows extensive field surveys conducted by the Registration and Stamps Department through sub-registrar offices across Telangana. Officials say the exercise was designed to reflect actual market conditions more accurately, particularly in rapidly growing urban and peri-urban regions where land prices have risen sharply in recent years. Under the revised structure, property registration values have been categorised into four slabs, with increases of 25%, 50%, 75% and 100% over existing rates for both agricultural and non-agricultural properties. Most locations are expected to fall within the 25% to 75% revision range, while only select high-value urban pockets will witness the maximum increase.

Areas likely to see the steepest revisions include premium growth corridors within Hyderabad’s Outer Ring Road (ORR), particularly locations adjacent to major highways, radial roads and established investment destinations such as Kokapet and Raidurg. Officials indicate that approximately 10% of areas will see no change in registration values due to stable market conditions. According to government sources, field assessments revealed substantial disparities between official registration rates and actual transaction values in several urban locations. In some cases, market prices were reportedly five to six times higher than notified registration values, prompting calls for a comprehensive revision. Revenue department officials maintain that the revised rates are based on scientific analysis, market trends, infrastructure growth and outcomes of recent government land auctions. Major infrastructure projects, including the ORR, growth corridors and the proposed Regional Ring Road (RRR), have played a key role in influencing land values across several districts.

Real estate analysts note that registration value revisions often influence transaction costs, stamp duty collections and property market behaviour. While higher registration rates may increase transaction expenses for buyers, they can also improve valuation accuracy and reduce under-reporting of property values. The government has stated that the revision has been moderated to avoid placing excessive financial pressure on buyers and investors. Despite recommendations for steeper hikes in certain locations, the maximum increase has been capped at 100%. As Hyderabad continues to attract investment through expanding infrastructure, commercial development and growing demand for residential and office space, the revised registration values are expected to become an important benchmark for future real estate transactions across Telangana.
