Hyderabad: Holiday homes are beginning to take on a new role as homeowners increasingly explore short-stay rentals when their properties are not in use. The trend, popularised by celebrity-owned villas and homes in destinations such as Goa and Alibaug, is also gaining interest among professionals and business owners from Hyderabad.

Rather than keeping second homes vacant for most of the year, owners can use short-term rentals to generate income while covering maintenance and property-related expenses. The model is particularly relevant for villas located near tourism and weekend destinations. Celebrity properties have helped make the concept more visible. Homes associated with actors and sports personalities have been offered to guests, with their interiors, gardens, artwork and personal design choices becoming part of the stay. The appeal extends beyond celebrity association. Visitors are increasingly looking for accommodation that feels different from a standard hotel room. Private gardens, pools, libraries, distinctive furniture and locally influenced architecture can make a holiday home part of the travel experience itself.

For Hyderabad homeowners, destinations around the city and in other parts of the country offer opportunities to explore the model. Telangana’s tourism strategy has also placed greater emphasis on homestays and community-based tourism, creating scope for more private properties to enter the organised short-stay market. Areas such as Vikarabad and Ananthagiri Hills, Nagar Kurnool and Nagarjuna Sagar have been identified for tourism development. Telangana Tourism also lists homestay options in destinations including Shamirpet, Karimnagar, Nalgonda and Siddipet. The economics of the model, however, vary considerably. Ordinary holiday homes may command a few thousand rupees per night, while premium villas in established leisure markets can charge tens of thousands of rupees. Location, property size, amenities, privacy and interior design all influence the rental value.

For homeowners, short-stay rentals can provide an alternative to leaving an expensive second property unused. But the business also brings responsibilities, including regular maintenance, guest management, cleaning, security and compliance with applicable local regulations. The rise of professionally managed holiday homes could also influence real estate demand around emerging tourism destinations. Properties with good road connectivity, access to natural attractions and suitable infrastructure may become more attractive to both investors and travellers. For Hyderabad’s property market, the trend represents a shift in how second homes are viewed. A holiday property is increasingly being considered not only as a personal retreat but also as an asset capable of generating periodic income. As tourism infrastructure improves across Telangana, the growth of managed homestays could create additional opportunities for local communities and property owners. The long-term potential will depend on maintaining service quality while ensuring that tourism growth remains compatible with local infrastructure and the character of destination communities.
