Hyderabad Growth Zones See Sharp Increase In Registration Values

Telangana’s real estate landscape has entered a new phase following the government’s revision of market values for agricultural lands, residential plots and apartments across multiple districts. The updated rates, now effective for property registrations, aim to narrow the gap between official valuations and prevailing market prices while improving transparency in real estate transactions.

The revision introduces significant increases across several categories of properties. Agricultural land values have been raised by 50% to 100% in many districts, reflecting changing market dynamics and rising demand for land in both urban and rural regions. However, select areas such as Karimnagar and parts of Nizamabad have been largely exempt from major revisions, with existing rates continuing in several registration zones. Among the most notable changes are revisions to plot values in and around Hyderabad’s growth corridors. Land parcels located within and along the Outer Ring Road (ORR) corridor have witnessed increases of up to 100%, particularly in premium investment destinations that have experienced strong appreciation driven by infrastructure expansion and commercial development.

Kokapet, one of Hyderabad’s fastest-growing real estate destinations, has emerged as a key example of the revision. Market values in the area have doubled, reflecting sustained investor interest and the influence of large-scale infrastructure projects that continue to reshape the city’s western corridor. Apartment valuations, however, have seen comparatively modest adjustments. Most residential apartment values have increased between 10% and 20%, with the highest revisions concentrated in prime urban locations within the ORR region. Industry observers note that this measured approach may help balance market realities while limiting the financial impact on homebuyers. The revised valuation framework also highlights the growing importance of connectivity and infrastructure in determining property values. Officials indicate that factors such as road accessibility, commercial activity, proximity to highways and outcomes of government land auctions played a significant role in shaping the updated rates. Banjara Hills continues to hold the distinction of having the highest notified plot value in Telangana, with government rates reaching ₹1.16 lakh per square yard in select premium stretches.

At the other end of the spectrum, the state’s lowest notified plot value remains ₹600 per square yard. Real estate analysts suggest that updated registration values can improve valuation accuracy, reduce under-reporting of transaction values and strengthen revenue collections. At the same time, higher registration values may increase acquisition costs for buyers in rapidly appreciating markets. The government has indicated that the revised rates will be reviewed again after six months. Authorities plan to assess registration trends, evaluate public feedback and determine whether further adjustments are required based on market performance and economic conditions. As Hyderabad and surrounding districts continue to attract investment through expanding infrastructure, industrial development and urban growth, the revised market values are expected to become an important benchmark influencing future real estate activity across Telangana.
