Gurugram Golf Course Extension Road Draws Affluent Buyers

Gurugram’s Golf Course Extension Road is moving deeper into the city’s established premium housing market as new infrastructure plans, expanding urban services and strong demand for larger homes reshape the corridor. The shift matters beyond property prices: it is testing whether rapid luxury-led growth can be matched by reliable mobility, public services and climate-resilient urban infrastructure.

Once viewed largely as a developing extension of Gurugram’s established luxury residential belt, GCER now forms part of a wider growth network linking southern sectors with major employment centres, NH-48 and the wider NCR. Its rising appeal is being reinforced by improved road access and the prospect of further transport upgrades. A major infrastructure project is planned along the Southern Peripheral Road. The Gurugram Metropolitan Development Authority has floated a tender for a 4.2-kilometre elevated corridor between NH-48 and Vatika Chowk, with interchanges, ramps and service roads. The estimated project cost is around ₹755 crore. If delivered as planned, the corridor could improve movement across a rapidly urbanising southern belt, although the eventual benefits will depend on execution, integration with existing roads and the management of traffic generated by new development.

The infrastructure pipeline is already influencing market expectations. A recent report placed the annual rise in residential prices along the wider Gurugram Greater Southern Peripheral Road corridor at 18.4%, linking the increase to anticipated connectivity upgrades and the area’s access to business districts. Such gains, however, also raise questions about affordability and whether public infrastructure can keep pace with land and housing values. The premium segment is increasingly defined by large-format residences, landscaped open areas and access to healthcare, retail and education. The arrival of specialised senior-living housing also points to a broader change in the city’s housing needs, as developers begin responding to ageing households and demand for homes with care and accessibility services.

One proposed Gurugram project in the segment is expected to cover about 500,000 sq ft and target revenue of nearly ₹2,000 crore. For GCER, the next phase of growth will therefore be judged by more than luxury launches or capital appreciation. The corridor’s long-term resilience will depend on drainage, water security, walkability, public transport and protection of remaining ecological assets. As Golf Course Extension Road continues to attract investment, the central urban question is whether connectivity-led growth can produce a liveable city for a wider population, rather than only a more valuable real estate market.
