Delhi NCR Affordable Housing Opens New Home Access
Delhi NCR: The Ghaziabad Development Authority (GDA) has opened applications for a new Affordable Housing initiative under the Pradhan Mantri Awas Yojana (Urban), offering Economically Weaker Section (EWS) homes in Dasna at subsidised rates. The programme comes at a time when rapidly rising residential prices across Delhi-NCR continue to push home ownership beyond the reach of many low-income households, making public housing an increasingly significant part of the region’s urban development strategy.
The scheme proposes compact EWS homes with a carpet area of nearly 23 square metres. While the estimated unit cost is around ₹4.5 lakh, eligible beneficiaries can receive financial assistance from both the Union and Uttar Pradesh governments, substantially reducing the amount they need to contribute. Registration is open until 20 July, after which homes will be allotted through a lottery-based process intended to ensure transparency. The Affordable Housing programme is designed for first-time homebuyers who fall within the EWS category and do not own a permanent house elsewhere in the country. Applicants must also satisfy age, residency and eligibility requirements prescribed under the housing mission. Urban policy observers note that targeted eligibility criteria help direct limited public housing resources towards families facing the greatest barriers to formal home ownership.
The Dasna location also reflects the growing importance of transport-led urban expansion in the National Capital Region. The site is connected to the Delhi-Meerut Expressway and the Eastern Peripheral Expressway, while regional rapid transit infrastructure and nearby multimodal transport links are expected to improve accessibility over time. Such connectivity can enhance access to employment, education and public services without necessarily requiring households to relocate to higher-priced urban centres. Housing specialists caution, however, that prospective applicants should evaluate the complete financial commitment rather than focusing only on the subsidised purchase price. Registration charges, documentation costs, maintenance expenses, financing requirements and possession timelines should all be considered before applying. Financial planning remains particularly important for lower-income families, even where government subsidies reduce the upfront burden.
Urban planners argue that affordable public housing programmes play a broader role beyond individual home ownership. When integrated with transport corridors, civic infrastructure and essential services, such projects can contribute to more balanced urban growth while reducing informal housing pressures. They also support the long-term objective of creating more inclusive cities where access to secure housing is linked with employment opportunities and public infrastructure. As Delhi-NCR continues to experience strong residential demand and escalating property values, publicly supported housing schemes are likely to remain an important policy instrument. Their long-term success, however, will depend not only on affordability but also on timely delivery, quality construction, sustainable neighbourhood planning and reliable civic amenities that allow residents to build stable communities over time.
