Chennai RMZ Infinity Adds Major Commercial Capacity
Chennai’s western office corridor is set for another major commercial build-out after RMZ appointed Tata Projects for the core construction of RMZ Infinity in Porur. The ₹670.24-crore contract puts a large new office campus into execution, while also raising questions about transport capacity, energy use and climate resilience in an already rapidly developing corridor.
The project sits on Mount Poonamallee Road and occupies about 16.4 acres. The development is planned with four office towers, although RMZ’s current project page describes the wider campus as having five-plus-one towers and about 2.97 million sq ft of total area. The discrepancy highlights why large commercial developments need transparent, up-to-date public information as projects evolve. For Chennai, the more important issue is how additional office capacity will interact with roads, public transport, drainage, water supply and electricity demand around Porur.
The RMZ Infinity project is expected to provide about 2.94 million sq ft of leasable office space under the stated development plan. Its target occupiers include Global Capability Centres (GCCs), which have become an important source of demand for Grade A offices in Chennai. That demand can support higher-value employment, but its wider economic benefit will depend partly on whether workers can reach these campuses without adding disproportionately to private vehicle traffic.The construction package covers structural and architectural works and several core building activities, including waterproofing, basement works, common-area finishes and external works. The scale also means construction itself will create a temporary demand for labour, materials, logistics and supporting services. Environmental performance is another significant consideration. RMZ says the development has received LEED Gold pre-certification and is targeting WELL Gold. The campus is also planned around public-facing amenities including a central plaza, retail and food facilities.
However, certification alone cannot determine whether a new office district becomes climate-resilient. Chennai’s increasingly intense heat, flooding risks and pressure on municipal infrastructure make operational energy consumption, water efficiency, shaded walking routes, stormwater management and reliable public transport equally important. The planned expansion of Chennai Metro around the western corridor could improve accessibility when completed. Yet the benefits will depend on last-mile connections, safe pedestrian access and service frequency rather than proximity to a station alone. For RMZ Infinity, the next test therefore extends beyond construction progress. Its contribution to Chennai’s urban economy will ultimately be measured by how efficiently the development uses land and resources while connecting jobs with a wider, more sustainable transport network.
