Ahmedabad Proposes Wider Stairs For Commercial Buildings

AHMEDABAD: Commercial development along Ahmedabad’s Sabarmati Riverfront is entering a new phase, with two western-bank plots near the Metro bridge scheduled for online auction at a combined base value of ₹224 crore. The sale could provide a fresh test of demand for premium riverfront development while reopening a commercial land programme that had remained stalled over land-related issues.

Each 3,200-square-metre plot has been assigned a base value of ₹112 crore, equivalent to ₹3.5 lakh per square metre. The auction terms allow substantial development potential, with each site capable of supporting around 43,154 square metres of built-up space and buildings reaching up to 66 metres. The scale of permissible construction makes the sites significantly more valuable than their land area alone suggests. Their location close to the Metro bridge also places them within an increasingly connected part of the city, where mass transit, public spaces and commercial activity are converging. The online auction is scheduled for September 2. Prospective bidders are required to submit earnest money of ₹11.22 crore for each plot, creating a sizeable entry requirement before participation in the bidding process. For Ahmedabad’s property market, the auction is important because it signals the resumption of commercial plot disposal by the Riverfront development authority after a prolonged interruption. The earlier sale process had been affected by differences over land classifications and conditions attached to older and newer parcels. Resolution of the issue has allowed the authority to restart commercial auctions in phases.

The pricing will also be closely watched by developers and investors. A strong response could establish a new benchmark for premium riverfront commercial land, while weak participation could indicate that high acquisition costs and development obligations are limiting demand. The final bid values, therefore, will offer a clearer indication of how the market currently values large-scale development opportunities along the river. The larger urban question is how commercial intensification around the riverfront is balanced with Ahmedabad’s public realm. High-density development can support jobs, services and economic activity, but it also increases pressure on roads, public transport, pedestrian infrastructure and surrounding neighbourhoods.

The Metro connection gives the plots an opportunity to support more transit-oriented development, reducing reliance on private vehicles if future projects provide strong pedestrian access and integrated public transport connections. Building design, open-space provision and environmental performance will also influence the long-term impact of development. The September auction will provide the first market signal. Beyond the headline value of the land, the eventual projects will determine whether the next phase of riverfront commercial development strengthens Ahmedabad’s wider urban network or simply adds another cluster of high-value real estate.
