Nagpur’s Kachipura redevelopment proposal is expected to be placed before the Maharashtra cabinet after Diwali, with plans for a BKC-style mixed-use business district in Ramdaspeth involving development estimated at Rs50,000 crore.
A highly placed source told The Times of India that the proposal is likely to come before the state cabinet after Diwali. No date has been announced for the cabinet meeting. The development plan for the project has already been completed, according to an earlier report by the publication.
The proposed project covers land leased to Dr Panjabrao Deshmukh Krishi Vidyapeeth, Akola, and envisages a mixed-use urban centre with commercial, residential and recreational facilities. The concept is modelled on Mumbai’s Bandra-Kurla Complex, one of the city’s major business districts.
Union minister Nitin Gadkari referred to the proposed investment while addressing entrepreneurs at the Viksit Vidarbha Summit. He said development worth Rs50,000 crore was planned for the area and directed officials to expedite the process.
The proposal includes alternative housing for around 800 families and affordable commercial space for existing businesses that could be affected by the redevelopment. These provisions are intended to address the displacement of residents and traders from the area as the project moves forward.
The project is proposed to be implemented under the Design, Build, Finance, Operate and Sale model. Under this framework, the selected entity would be involved across the development and operational stages, although the supplied report does not specify the proposed developer, financing arrangements or implementation timeline.
The sanctioned development plan currently reserves the land for a cultural centre, State Transport facilities and parking. The proposed redevelopment would therefore involve converting land with designated public uses into a larger mixed-use urban centre, subject to the required approvals and project decisions.
The state government cleared a significant legal hurdle for the project in June by dismissing a decade-old appeal related to the demolition of unauthorised structures. The report does not state whether further legal, planning or land-use approvals are pending.
The next formal step is the expected presentation of the Kachipura redevelopment proposal before the Maharashtra cabinet after Diwali. The cabinet meeting date and the final terms of the project have not yet been announced.
