Pune: East Pune’s rapidly evolving urban landscape is witnessing another wave of investment with a new hospitality-led mixed-use development planned in the Koregaon Park Annexe corridor. The project reflects the city’s growing appeal as a destination for business travel, managed accommodation and integrated urban developments, while highlighting the increasing convergence of hospitality, residential and commercial real estate in one of Maharashtra’s fastest-expanding economic corridors.

Planned in Mundhwa, adjoining Koregaon Park, the development will combine a hotel, branded residences and retail spaces within a single campus. The investment comes as East Pune continues to attract commercial activity driven by its proximity to major employment hubs including Kharadi, Magarpatta, Hadapsar, Viman Nagar and Kalyani Nagar, alongside improved regional connectivity through the airport and key transport corridors. Urban development experts say mixed use development has become an increasingly preferred model in high-growth cities where land availability is constrained and demand continues to rise across residential, hospitality and commercial segments. Integrating multiple land uses within a single project can reduce travel demand, improve walkability and create neighbourhoods that remain active throughout the day, supporting more efficient urban growth. The project is being developed through a partnership between institutional and local real estate stakeholders, while the hospitality component will be managed under a long-term operating arrangement. In addition to hotel operations, the development introduces an investment structure allowing individual investors to own hospitality units that will be professionally managed under a leaseback model.

Industry analysts believe such models are gaining attention as investors increasingly seek assets capable of generating recurring income rather than relying solely on capital appreciation. However, they note that returns remain linked to occupancy levels, tourism demand and the long-term performance of the hospitality sector. East Pune has emerged as one of India’s most active commercial real estate markets over the past decade, supported by IT parks, multinational offices, educational institutions and expanding residential neighbourhoods. This sustained economic activity has fuelled demand for hotels, serviced accommodation and flexible living spaces catering to professionals, corporate travellers and long-stay visitors. From a planning perspective, experts emphasise that future mixed use development projects should be supported by adequate transport infrastructure, public utilities, pedestrian connectivity and environmental safeguards to ensure that rapid private investment does not outpace civic capacity. Sustainable building practices, efficient water management and integrated mobility planning will be essential as urban density continues to increase across eastern Pune.

The latest investment signals continued confidence in Pune’s long-term real estate fundamentals. As the city’s commercial footprint expands, integrated developments that combine hospitality, housing and retail are expected to play a growing role in shaping more connected urban districts while responding to evolving lifestyle and workplace requirements.
