Pune MHADA Lottery Opens 634 Affordable Homes

Pune: Hundreds of affordable homes have been opened for public allotment in Pune’s rapidly developing western corridor, with the state housing authority launching a lottery for 634 apartments at Tathewade. The initiative is expected to widen home ownership opportunities by easing eligibility norms while adding organised residential stock in a high-growth urban zone where housing demand continues to rise.

The latest Pune MHADA Lottery covers residential units in Tathewade Phase II, situated near the Mumbai–Pune Expressway, an area that has witnessed significant residential and infrastructure expansion over the past decade. Authorities have broadened access by allowing applicants from all income categories to participate, replacing earlier restrictions that limited eligibility based on household earnings. Officials have specified that applicants may submit income proof from either the 2024–25 or 2025–26 financial year through an Income Tax Return or a certificate issued by the competent revenue authority. The revised eligibility framework is expected to improve participation among aspiring homeowners whose incomes may have fluctuated in recent years. The housing scheme includes one-bedroom apartments aimed primarily at lower-income households and two-bedroom units designed for middle-income buyers. Civic and housing experts note that expanding affordable ownership options within established urban corridors can reduce pressure on informal housing while encouraging planned neighbourhood growth supported by transport infrastructure.

Beyond residential units, the project incorporates amenities increasingly associated with integrated urban communities. These include electric vehicle charging facilities, rooftop solar systems, open recreational areas, fitness spaces, children’s play zones, community halls and structured parking. Urban planners argue that such facilities can improve neighbourhood liveability while supporting cleaner mobility and lower long-term energy consumption. The Pune MHADA Lottery also allows prospective buyers to inspect a sample apartment before submitting applications, providing greater transparency regarding construction quality and layout. Housing observers believe this could improve buyer confidence at a time when informed purchasing decisions have become increasingly important in the residential market. The launch comes as Pune continues to balance rapid population growth with the need for inclusive housing policies. While private residential developments have expanded across the metropolitan region, affordability remains a challenge for many first-time buyers.
