Pune MHADA Lottery Opens Access To Affordable Homes
Pune’s affordable housing pipeline is getting a fresh boost with the Maharashtra Housing and Area Development Authority’s Pune Board opening applications for 4,462 homes through a computerised lottery. Priced from about ₹11.55 lakh to ₹65.50 lakh, the homes are spread across Pune and Pimpri-Chinchwad, offering lower- and middle-income households another route into a rapidly expanding housing market.
The scheme, launched on August 24, covers projects across several established and emerging residential locations. The distribution includes Manjari Khurd, Mhalunge, Bhugaon, Dhanori, Hadapsar, Kharadi, Baner, Lohegaon, Mundhwa and Undri in the Pune Municipal Corporation area. Locations within Pimpri-Chinchwad include Moshi, Kiwale, Chikhali, Ravet, Punawale, Wakad and Tathawade. The price spread highlights the different affordability pressures within the Pune housing market. At the lower end, 111 one-bedroom homes at Life Republic Township on Marunji Road in Jambe are priced between ₹11.55 lakh and ₹12.55 lakh. Their carpet areas range from roughly 297 sq ft to 302 sq ft. At the upper end of the lottery, 633 two-bedroom apartments in Tathawade carry prices between ₹64.50 lakh and ₹65.50 lakh. With carpet areas of around 746 sq ft to 763 sq ft, these units illustrate how even housing offered through an affordable-housing programme can sit close to the price levels faced by salaried households in Pune’s growth corridors.
Eligibility is divided between the Economically Weaker Section (EWS) and Low Income Group (LIG). Under the stated criteria, EWS applicants can have annual family income of up to ₹6 lakh, while the LIG threshold is ₹9 lakh. Applicants must also provide an earnest money deposit, with the amount varying according to the category and property. The lottery is significant for the Pune housing market because affordability is increasingly linked not only to the purchase price but also to location. A cheaper home can impose higher household costs if residents must travel long distances to employment, education or healthcare. Transport access, public services and neighbourhood infrastructure therefore remain critical when assessing the real value of affordable housing.
The application window remains open until September 15, with online applications and eligible payments required within the prescribed deadlines. MHADA has scheduled publication of the provisional list for September 29, followed by the final list on October 8. The computerised draw is scheduled for October 13. For Pune, the larger question extends beyond the lottery itself. Sustained affordability will depend on whether future housing supply is located alongside reliable public transport, walkable streets, schools, healthcare and other essential services. Without that balance, expanding housing stock may ease ownership costs while shifting other burdens onto households.
