The Pune Municipal Corporation (PMC) has approved the transfer of 665 square metres of land in Dhankawadi to Maharashtra Metro Rail Corporation Limited (MahaMetro) for the proposed Padmavati Metro Station on the underground Swargate-Katraj Metro corridor.
The PMC City Improvement Committee approved the proposal at its meeting on November 3 and recommended it for final approval by the General Body. Standing Committee Chairman Shrinath Bhimale said the land transfer would proceed after the required civic approvals are secured.
The land, reserved for a truck terminus, is located under Survey No. 19 A/4 A and B in Dhankawadi. MahaMetro had approached the civic body seeking the plots for construction of the station. Plots numbered 8, 9 and 10 are proposed to be transferred to the metro agency through ownership rights.
The land has been valued at ₹1.15 crore. Under the proposal, twice its assessed value, amounting to ₹2.31 crore, will be adjusted against the financial liabilities of the PMC. The arrangement therefore links the land transfer to the civic body’s outstanding financial obligations while making the reserved plots available for metro construction.
The proposal also includes rehabilitation measures for the existing leaseholders of two of the plots. Syed Sherali Syed Mehboob, the original leaseholder of Plot No. 8, will be allotted an alternative 225-square-metre plot in Kondhwa Budruk. The heirs of late Satish Shivajirao Patil, the original leaseholder of Plot No. 10, will receive an alternative plot measuring 220 square metres at the same location.
Plot No. 9 has been treated differently by the PMC. The civic body found that its leaseholder, Ravindra Chhotusingh Nivate, had transferred the land without permission and changed its permitted use, constituting a violation of the lease agreement. The committee has recommended recovery of the entire premium amount, cancellation of the lease agreement and repossession of the plot by the PMC.
The proposed station is part of the underground Swargate-Katraj Metro corridor, and the Dhankawadi land transfer is an administrative step required to make the site available to MahaMetro. The proposal will now require final approval from the General Body before the transfer of the three plots can proceed. The next stage will determine whether MahaMetro receives ownership rights over the land for construction of Padmavati Metro Station.
