Pioneer Urban Land & Infrastructure Ltd has launched Alura, an ultra-luxury serviced residences project in Gurugram’s Sector 62, involving an investment of more than ₹3,500 crore and projected sales realisation of over ₹9,000 crore, the developer said in a statement on Tuesday.
Located on Golf Course Extension Road, the project will occupy 6.99 acres and comprise around 250 residences across two towers. The homes will range from 7,000 square feet to 15,000 square feet, with the offering including duplexes and penthouses. The company has targeted completion in the second quarter of 2031.
The launch marks Pioneer Urban’s entry into the luxury housing category. The project is part of Pioneer District, a mixed-use development that already includes the residential projects Araya, Presidia and Pioneer Park, as well as the commercial destinations Pioneer Square and Urban Square.
Alura has been designed by architecture firm Skidmore, Owings & Merrill. According to the company, the residences will feature private elevator lobbies, floor-to-ceiling glazing and wraparound balconies. Buyers will also be able to customise internal layouts within the structural and service constraints of the building.
The East Tower is planned to rise approximately 200 metres. The development will include around 1.5 lakh square feet of club facilities, with restaurants, swimming pools, a gymnasium, spa, sports facilities, a library and a business centre. The company also said residents would have access to concierge, housekeeping, laundry, valet and in-residence services.
Pioneer Urban said Alura has received WELL certification and IGBC Platinum pre-certification. Its structural design has been certified to Seismic Zone V standards, according to the developer. The certifications position the project within the growing premium segment of Gurugram’s housing market, where developers are combining large-format residences with extensive private amenities and managed services.
“With Alura, we are building on that contribution with the ambition to create a landmark address for the city,” said Manish Periwal, chairman and managing director of Pioneer Urban.
The project’s financial structure reflects the scale of the development: the company expects sales realisation to exceed ₹9,000 crore against an investment of more than ₹3,500 crore. The developer has not provided further details in the supplied statement on the project’s launch pricing, construction schedule beyond the completion target or the number of residences planned in each tower.
