M3M India plans to expand its branded residences portfolio to 10 million square feet by the end of 2026, up from the current 6.9 million square feet, as the Delhi-NCR developer targets an additional topline of ₹13,400 crore.
The company announced the plan on Thursday while outlining a wider strategy to build its premium residential business around global luxury brands and curated experiences for homeowners. M3M India said it is in advanced discussions with several international luxury brands for new collaborations in the Indian real estate market.
The branded residences portfolio operated by M3M India and Smartworld currently comprises three Trump developments, two ELIE SAAB developments and one Jacob & Co. development. Together, these projects span approximately 6.9 million square feet and have around 500 homeowners, according to the company.
As part of the expansion, M3M India has launched M3M Black Circle, an invitation-only platform for homeowners in M3M and Smartworld’s branded residential developments. The platform made its debut in Paris, where owners of Jacob & Co. and ELIE SAAB residences were hosted for a programme that included interactions with Jacob Arabo and Elie Saab Jr., along with dining and private luxury cruises.
Robin Mangla, president of M3M India, said the initiative was intended to extend the proposition of branded residences beyond design and construction. “Luxury today is no longer defined by what you own, but by who you know and where you are welcome,” Mangla said. He added that Black Circle would provide access to founders, designers and other figures associated with global luxury brands.
The company said the platform would be extended across its branded residences portfolio as the business expands. It described the initiative as a way to connect homeowners with the people and brands associated with the properties, making such access and experiences part of the residential offering.
Branded residences combine housing with the identity, design language or service standards of a recognised luxury brand. In M3M India’s portfolio, the current partnerships include fashion, jewellery and lifestyle names, while the company said further global collaborations were under discussion. The announcement does not specify the names of the prospective partners, the locations of planned developments or the delivery timelines for the additional portfolio area.
Other Indian developers also offer concierge-led lifestyle services to residents, although the company said Black Circle differs through its focus on global luxury access and direct engagement with brand representatives. M3M India’s next stated steps are to extend the platform across its branded residences and grow the portfolio to 10 million square feet by the end of 2026.
