Hyderabad Trump Towers Bring Rs 2000 Crore Investment

Hyderabad: Hyderabad’s premium residential market is set for another major expansion with Tribeca Developers and Ira Realty investing around Rs 2,000 crore in Trump Towers Hyderabad at Kokapet’s Golden Mile. The project will comprise two 65-storey towers with 450 apartments, marking the Trump brand’s first residential project in South India.

The development is planned across about 22 lakh square feet and includes 16 penthouses. The project has been registered with the Telangana Real Estate Regulatory Authority under Ira The Edge Developers LLP and is targeted for completion by May 2031. The developers expect the project to generate sales of between Rs 3,500 crore and Rs 4,200 crore. Apartment prices are expected to range from Rs 5 crore to Rs 10 crore, placing the development firmly within Hyderabad’s ultra-luxury housing segment. The project has already recorded early demand. Eight penthouses have reportedly been sold for a combined value of around Rs 250 crore. One large penthouse alone was sold for Rs 62 crore, indicating strong interest at the upper end of the city’s residential market. For Hyderabad, the project adds another high-value development to Kokapet, which has rapidly evolved into a major luxury residential and commercial district. Its proximity to the Outer Ring Road and western business corridors has encouraged developers to pursue large-scale high-rise projects.

The Hyderabad Trump Towers investment also highlights the increasing importance of branded residences in the city. Such projects combine luxury housing with the recognition of an established international brand. Developers increasingly use this model to differentiate properties in competitive premium markets. The development could have wider implications for the surrounding real estate ecosystem. Large residential projects generate demand for construction, design, property management, retail and other services. Rising premium housing activity can also increase demand for supporting commercial infrastructure. However, the rapid growth of high-rise housing in western Hyderabad brings infrastructure challenges. More residents mean greater demand for roads, public transport, water, power, drainage and waste management. Coordinating these systems with new construction will be important as Kokapet’s population density increases. The project’s location near the Outer Ring Road provides strong road connectivity. Yet continued dependence on private vehicles could add pressure to already busy corridors. Better public transport and pedestrian infrastructure will become increasingly important as more residential towers become occupied.

The development also signals growing confidence among luxury developers in Hyderabad. The city has attracted technology companies, global capability centres and high-income professionals, creating a customer base for premium housing. Tribeca plans to expand its branded residential portfolio further, with Bengaluru and Chennai among the markets being considered. The company is also exploring branded hospitality and golf-related developments. For Hyderabad, the immediate impact is a substantial investment in the luxury housing market. Its longer-term significance will depend on how effectively premium residential growth is integrated with infrastructure and the wider urban fabric. As Kokapet continues to transform, the challenge for the city will be ensuring that high-value real estate growth is matched by efficient mobility, reliable utilities and a liveable environment for a broader population.
