Hyderabad: Telangana has expanded its affordable housing programme within the Hyderabad metropolitan region by introducing a new phase of Low Income Group (LIG) apartments under the Core Urban Region Economy (CURE) initiative. The move is designed to improve homeownership opportunities for economically weaker urban households while supporting more inclusive and planned urban growth.
In the first phase, 7,680 affordable housing units will be developed across 16 Assembly constituencies spanning Hyderabad, Medchal-Malkajgiri and Rangareddy districts. The apartments, each measuring 525 square feet, will be offered to eligible beneficiaries at a subsidised price, with the state government bearing a significant portion of the construction cost. The Hyderabad affordable housing initiative forms part of the broader Indiramma Indlu programme, which aims to address housing shortages among low-income urban residents. The CURE region, covering areas within and around the Outer Ring Road, has been identified as a strategic growth zone where housing, infrastructure and urban services are being planned together to accommodate expanding populations. Applicants seeking allotment must not own a house, flat or residential plot within the notified CURE area. If applications exceed available units, beneficiaries will be selected through a lottery following document scrutiny and verification. Reservation provisions have also been incorporated for women and socially disadvantaged communities to support more equitable access to housing.
The beneficiary contribution will be collected in phased instalments linked to construction progress rather than as a single upfront payment. Authorities have also introduced a resale restriction for an initial period to discourage speculative transactions while allowing homeowners to use their properties as collateral for housing finance. Urban development specialists say the expansion of Hyderabad affordable housing is significant because rising land values and property prices have made homeownership increasingly difficult for many lower-income families. Apartment-based housing programmes can help improve access to formal housing while reducing pressure on informal settlements and unplanned urban expansion. Experts also note that integrating affordable housing with transport connectivity, public utilities and social infrastructure is essential for creating sustainable urban neighbourhoods. Locating residential projects within established growth corridors can improve access to employment centres, education, healthcare and public transport while supporting balanced metropolitan development.
