Gurugram’s rapidly expanding residential market is facing a new affordability challenge as rising property values begin to outpace income growth, making home ownership increasingly difficult even for high-earning households. The city has recorded one of the strongest housing growth cycles in the National Capital Region, with more than 320,000 residential units launched since the beginning of the century. However, recent market trends indicate that purchasing a home in Gurugram now requires significantly higher financial capacity than before. According to real estate research assessments, the share of household income used towards home loan repayments has increased sharply over the past few years. For affluent households, including those earning between ₹80 lakh and ₹1 crore annually, housing costs have become a larger financial commitment as property prices continue climbing across major residential corridors. Several emerging areas along corridors such as Northern Peripheral Road, Southern Peripheral Road and extended Golf Course Road have transformed into major development zones due to improved connectivity and infrastructure upgrades. The opening of the Dwarka Expressway has further strengthened links between Gurugram and surrounding regions, increasing interest in peripheral neighbourhoods. However, experts suggest that future development must consider infrastructure capacity, environmental impact and access to essential services to ensure sustainable urban growth.
