Gujarat’s industrial landscape witnessed a significant milestone this week with the commencement of Mascot Industrial City, a transformative 385-acre integrated township being developed by Mascot Infrastructure in Vithalapur, Ahmedabad district.
Touted as Gujarat’s largest private industrial township to date, the project is designed to serve as a catalyst for advanced manufacturing, smart logistics, and inclusive residential development, thereby strengthening India’s Make in India ambitions. At a high-profile groundbreaking ceremony attended by key state leaders, including Industries Minister Balvantsinh Rajput and former Deputy Chief Minister Nitinbhai Patel, Mascot Infrastructure unveiled its blueprint for the future of industrial India. The occasion also saw 13 reputed companies, such as Luxor Industries, Abhi Metals, and K Power Control, laying foundation stones for their units within the industrial city, showcasing deep investor trust in the project’s vision. The development plan includes a 31-tower dormitory complex with a capacity of 12,500 beds, 640 residential apartments, a retail mall, a hotel, a food court, a school, and a fuel station—ensuring a self-sufficient ecosystem for workers and their families. The township will also offer Grade A warehouses, plug-and-play factory setups, and tailored industrial plots, all designed to accelerate scalability and operations for both domestic and international clients.
“This project is more than just infrastructure. It’s an ecosystem that enables global competitiveness while embracing sustainability and inclusivity,” said Sanjay Patel, Managing Director of Mascot Infrastructure. “We are building a benchmark for industrial townships in India.” Mascot Industrial City, strategically located near the thriving Vithalapur auto cluster, benefits from exceptional connectivity to critical infrastructure corridors including the Delhi-Mumbai Industrial Corridor (DMIC), Dholera SIR, Sanand GIDC, and GIFT City. Proximity to major ports like Mundra, Kandla, and Dahej also adds to the logistical efficiency the project promises. The township’s master plan emphasises a clean division between industrial, commercial, and residential zones. Roads measuring between 18 and 30 metres will weave through the property, supporting high-volume traffic and logistics. Sustainability has been embedded at the planning level—with electric shuttles, solar-powered street lighting, and e-cart mobility solutions forming core features of the infrastructure.
Mascot Infrastructure’s new venture follows the successful delivery of five large-scale industrial parks in Ahmedabad, Surat, and Vadodara. The firm signed the MoU for Mascot Industrial City during the Vibrant Gujarat Global Summit 2024, underlining its alignment with state-driven industrial growth strategies. With Vithalapur already home to auto giants like Maruti Suzuki and Honda, and JETRO securing land for 30 Japanese OEMs in the vicinity, the Mascot Industrial City is poised to further elevate the region’s appeal on the global manufacturing map.
