Greenbase Unveils ₹3,500 Crore Push for India Logistics Space

Greenbase Industrial and Logistics, backed by the Hiranandani Group, will invest ₹3,500 crore over five years to develop 9 million square feet of industrial, warehousing and logistics infrastructure across India, with Tamil Nadu accounting for the largest part of the expansion.

The company said in a statement issued on Thursday that the investment is part of its Greenbase 2.0 expansion. It plans to develop 5 million square feet of industrial and logistics space in Tamil Nadu with an investment of ₹2,000 crore. Land for this phase has been acquired and construction has begun, according to the company.

Greenbase has acquired 215 acres across Chennai for the Tamil Nadu development. This includes 160 acres in Palur and Oragadam, and another 55 acres in Arani in North Chennai. The locations form part of the wider industrial and manufacturing geography around the Chennai region.

The company will invest a further ₹1,500 crore in a 4 million square feet pipeline across South and West India. Land acquisition for these projects is yet to be completed. Greenbase did not provide project-wise timelines or identify the specific locations for the additional pipeline in the statement.

The expansion is focused on institutional-grade industrial, warehousing and logistics infrastructure along what the company described as strategic manufacturing corridors. Greenbase said the programme is supported by demand for Grade A industrial and warehousing space.

Niranjan Hiranandani, chairman of the Hiranandani Group, said global manufacturers were seeking dependable ecosystems, faster execution, sustainability and infrastructure capable of supporting long-term scale. He described Greenbase 2.0 as the group’s commitment to developing future-ready industrial destinations.

Greenbase’s existing portfolio includes industrial and logistics parks in Oragadam near Chennai and Talegaon in Pune. The first phase of its development has been built and delivered, covering approximately 5 million square feet. Across its portfolio, the company has 17.85 million square feet of planned and developed area.

N. Sridhar, chief executive officer of Greenbase, said the company was bullish on the long-term outlook for India’s industrial and logistics sector. He linked the expansion in demand not only to large manufacturers but also to ancillary businesses in infrastructure technology, renewable energy, auto components, industrial technology and electronics.

The new investment will add to the formal industrial and logistics stock planned around Chennai while extending Greenbase’s presence across manufacturing corridors in southern and western India. The Tamil Nadu component is currently the most advanced part of the programme, with land secured and construction under way. Further details on the remaining sites will depend on completion of land acquisition.
