Officials associated with the development authority said revised rates have been implemented across multiple developed and emerging sectors after a recent board approval. The decision comes at a time when infrastructure expansion linked to the Noida International Airport is rapidly reshaping land economics in Greater Noida and adjoining Yamuna Expressway regions. The revised pricing framework covers residential plots, group housing land, industrial estates, commercial zones, institutional parcels and specialised allocations for technology parks and data infrastructure. Authorities indicated that the rate adjustment was aligned with inflationary pressures and rising infrastructure costs linked to urban expansion. Greater Noida has witnessed rapid real estate growth over the past decade, but mobility gaps, groundwater stress, heat vulnerability and fragmented public transport networks remain persistent concerns in several sectors. Real estate consultants tracking the NCR market said the timing of the increase may place additional financial pressure on buyers already dealing with elevated construction costs and inflation. Yet market observers also expect sustained investor interest as airport-driven infrastructure improves regional connectivity and commercial viability. As Greater Noida transitions into a major urban and logistics node, the challenge for policymakers will lie in balancing revenue generation with housing accessibility, environmental safeguards and inclusive urban infrastructure that supports both economic growth and liveability.
