A large-scale residential project planned in Siddharth Vihar has signalled a deeper shift underway in the National Capital Region’s housing geography, with developers increasingly moving towards peripheral urban corridors linked by expressways and metro infrastructure.

The proposed premium housing development in Ghaziabad, estimated at around ₹1,200 crore, reflects growing investor confidence in NCR’s eastern growth belt amid rising land and housing costs in Delhi, Noida and Gurugram. The project, spread across roughly 5.6 acres near the Delhi–Meerut Expressway corridor, is expected to include more than 800 apartments within multiple 40-storey towers. Industry observers say the development highlights how Siddharth Vihar is gradually transitioning from a mid-income residential pocket into a higher-value urban housing market driven by improved connectivity and changing buyer preferences. Urban planners note that expressway-led growth is reshaping residential demand across NCR. Areas once viewed as distant suburbs are increasingly attracting professionals and families seeking larger homes, lower entry prices and faster regional access. Improved travel links to east Delhi, Noida and central Ghaziabad have significantly reduced commute times, making peripheral locations more viable for long-term living and investment.

The latest premium housing project includes larger apartment formats, low-density floor planning and open balcony layouts features that have gained traction since the pandemic altered urban housing expectations. Housing analysts say buyers are prioritising ventilation, private outdoor space and community infrastructure over compact high-density living, particularly in NCR’s expanding residential clusters. However, experts caution that rapid vertical expansion in emerging corridors also raises questions around civic preparedness. Water supply, sewage networks, public transport integration, waste management and green cover remain critical concerns in several fast-growing parts of Ghaziabad. Urban development specialists argue that sustainable growth will depend not only on residential construction, but also on whether supporting infrastructure keeps pace with population density. The Delhi–Meerut Expressway corridor has become one of the strongest drivers of real estate appreciation in eastern NCR over the last few years. Metro expansion, road upgrades and proposed commercial activity have improved the attractiveness of nearby neighbourhoods for both end-users and investors.

Compared with Gurugram and central Noida, Ghaziabad still offers comparatively lower acquisition costs, which continues to attract first-time buyers and long-horizon investors. Real estate consultants tracking NCR trends say the premium housing segment is no longer confined to traditional luxury markets. Developers are increasingly targeting emerging corridors where land availability remains relatively higher and future infrastructure investments can generate appreciation over time. This trend is expected to intensify as NCR’s population and housing demand continue to expand outward. For homebuyers, the shift presents both opportunity and caution. While emerging corridors may offer stronger long-term returns and larger living spaces, analysts stress the importance of verifying regulatory approvals, transport accessibility and environmental planning before committing to high-value property investments. As NCR’s urban footprint expands, the success of such projects may ultimately depend on how effectively cities balance growth, mobility and liveability in increasingly dense residential zones.
