Delhi NCR Housing Prices Climb On Infrastructure

Delhi NCR housing prices continued to strengthen during the first quarter of 2026, reflecting changing buyer behaviour, sustained infrastructure investment and a gradual shift towards premium residential developments. While the rise indicates confidence in the region’s housing market, it also raises important questions around long-term affordability, balanced urban expansion and equitable access to housing across the National Capital Region.

Latest residential market assessments indicate that average home prices across Delhi-NCR increased by 17.6 per cent compared with the same period last year. The trend has been supported by steady demand for larger homes, integrated townships and projects offering improved social infrastructure, even as supply remains constrained in several established locations. Urban planners note that transport infrastructure has become one of the strongest drivers of residential value across the region. Major mobility investments, including the Dwarka Expressway, Delhi-Meerut Expressway, Regional Rapid Transit System (RRTS), expanding metro corridors and the upcoming Noida International Airport, have improved connectivity between employment centres and emerging residential districts. As travel times reduce, homebuyers are increasingly exploring locations beyond traditional city centres.

This has accelerated demand in several micro-markets across Noida, Greater Noida, Ghaziabad and Gurugram. Areas located along new transport corridors are witnessing stronger residential activity, supported by better road access and expanding civic infrastructure. However, urban experts caution that infrastructure-led growth must be accompanied by investments in public services, water security, green spaces and social amenities to avoid uneven development. The Delhi NCR housing prices trend also reflects an evolving housing preference. Industry observers say households are placing greater emphasis on larger living spaces, community facilities, energy-efficient buildings and improved neighbourhood infrastructure rather than purely central locations. Developers have responded by introducing a greater share of premium and luxury projects, although this has further widened the gap between high-end housing and affordable residential supply.

Established neighbourhoods in South Delhi continue to command premium valuations because of limited land availability and mature civic infrastructure. Meanwhile, newer growth corridors in Gurugram, Noida and Ghaziabad are attracting both end-users and long-term investors seeking future appreciation linked to infrastructure expansion. Economists believe housing values across India’s major metropolitan regions are likely to maintain moderate growth over the coming years as urbanisation, income growth and infrastructure investment continue to support residential demand. Nevertheless, the pace of future appreciation will increasingly depend on timely project delivery, planning certainty and the availability of quality housing across different income groups. For rapidly expanding urban regions such as Delhi-NCR, the next phase of growth may be judged not only by rising property values but by whether development creates connected, climate-resilient and inclusive neighbourhoods capable of supporting long-term liveability alongside economic expansion.
