In a recent incident at the newly constructed Golf View Condos in Sector 19B, Dwarka, five tiles fell from the external walls of a first-floor balcony, narrowly missing an occupant. The incident occurred as the Delhi Development Authority (DDA) began handing over physical possession of the flats last week.
The tiles, each approximately two feet in length, detached from the balcony of a Tower C unit while some allottees were inspecting their newly acquired properties. The Golf View Condos represent the first luxury segment project of the DDA, which has recently started transferring ownership of these flats. A video shared by the allottees shows the tiles falling from a balcony roughly 10 feet in length. This incident has raised significant concerns among the residents, many of whom have fully paid for their flats and are expected to complete the possession process by the end of August. The allottees have expressed apprehension about the structural safety of the buildings, with one resident reporting that they were nearly struck by the falling tiles as they inspected their future home.
In response to the incident, the DDA has assured that it will conduct joint inspections of the flats during the handover process. The DDA has also committed to addressing any issues promptly. An official statement from the DDA noted that additional engineers and labourers have been assigned to expedite the completion of the project and ensure the quality of workmanship. Each tower will have an assistant engineer overseeing the final checks to guarantee that the flats meet safety and quality standards. The DDA spokesperson added that once possession letters are issued, allottees will be encouraged to visit their flats, and any defects identified during these visits will be rectified before the final handover. The incident highlights the need for rigorous quality control in new housing projects, particularly when such projects involve significant financial investments and the safety of future residents.
