Anant Raj Clears Gurugram Project, Targets 357 MW Data Centres

Anant Raj Ltd has secured Haryana RERA certification for The Estate One, a luxury residential project in Gurugram with an anticipated built-up area of approximately 1.22 million square feet, while setting a target to expand its data-centre capacity to 357 megawatts by financial year 2032.

The Delhi-based real estate company disclosed the developments in an exchange filing on Wednesday after its board approved the results for the quarter ended September. The company said it is in the process of launching The Estate One and that the project is likely to be launched soon.

The RERA certification marks a regulatory milestone before the residential project enters the market. The filing did not provide the project’s launch date, unit mix, pricing, construction schedule or expected possession timeline. Those details will determine how the development enters Gurugram’s already extensive residential pipeline.

Alongside the housing project, Anant Raj said it is targeting 357 MW of data-centre capacity across North and South India by FY32. The company currently operates 28 MW of information-technology load across its campuses in Manesar and Panchkula and is expanding its data-centre footprint across Haryana.

The planned expansion connects the company’s real-estate operations with a growing demand for digital infrastructure. Data centres require large, reliable power supplies, high-capacity connectivity, cooling systems and suitable land parcels. In Haryana, the expansion is concentrated around an existing industrial and technology corridor rather than being limited to a conventional commercial office development.

Earlier in October, Anant Raj Cloud Singapore Pte Ltd, a subsidiary of Anant Raj, and Singapore-based Orange Business Services signed a memorandum of understanding with the Haryana government to facilitate the hosting of overseas data in the state. The company had also announced in July that it would separate its data-centre and cloud-services business into a separately listed company called Ashok Cloud.

The filing shows that the new project and infrastructure ambitions are being announced alongside improved quarterly financial performance. Anant Raj’s net profit rose 13.25 per cent year-on-year to Rs 156.49 crore in the second quarter of FY27, compared with Rs 138.16 crore in the corresponding quarter of the previous year.

Operating revenue increased 4.87 per cent to Rs 661.53 crore from Rs 630.79 crore, while earnings before interest, tax, depreciation and amortisation rose 17.3 per cent to Rs 197 crore from Rs 168 crore. Total expenses increased by more than 3 per cent year-on-year to Rs 491.17 crore, compared with Rs 476.46 crore in Q2FY26.

On a sequential basis, net profit and operating revenue increased by 4.89 per cent and 4.77 per cent, respectively. The company has not disclosed in the supplied filing details of the investment required for the 357 MW target, the phased commissioning schedule or the proposed financing structure. The next milestones are the formal launch of The Estate One and further disclosures on the proposed data-centre expansion and corporate separation.
