Ahmedabad Land Scam: Fake Owners Used in ₹4.70 Crore Deal

A land trader in Ahmedabad has filed a police complaint alleging that 10 people used forged identity documents, fake bank accounts and impersonators posing as farmers to collect ₹4.70 crore in a fraudulent land transaction in Ognaj village. The complaint was registered at the Sola High Court police station, and police have begun investigating the case.

The complainant, Rashminbhai Mafatlal Patel, who lives in the Bhadaj area and deals in land transactions, told police that Dharamshibhai Prabhathbhai Rabari and Deepak Parmahans Tripathi approached him about 10 months ago with an offer to sell parcels in Ognaj village. The land was identified through survey numbers 955/4/1, 955/1 and 926.

According to the complaint, the two accused introduced Patel to people who were presented as the original owners of the land. Police have been told that the accused allegedly prepared forged Aadhaar and PAN cards in the names of the actual owners — Baldevbhai Patel, Kantaben, Minalben and Hitendrakumar — and used those documents to open bank accounts with Bandhan Bank.

The alleged transactions included a notarised agreement to sell dated January 19, 2026, followed by registered sale documents dated April 30 and May 6, 2026. Patel allegedly paid a total of ₹4.70 crore through a combination of bank transfers and cash. The complaint also names people who allegedly signed as witnesses using false identities or signatures.

The alleged fraud came to light when Patel applied to have the purchased land entered in his name in government records. As part of the process, notices were sent to the recorded owners. The genuine owners then contacted Patel and showed him their official revenue records, according to the complaint. They allegedly told him that they had not sold the land and that their identities had been misused to create duplicate documents.

After learning that the documents and identities may have been fabricated, Patel approached the sub-registrar’s office and applied for cancellation of the disputed sale documents and agreement. He subsequently filed the police complaint against Rabari, Tripathi, the alleged impersonators and witnesses, bringing the total number of accused to 10.

The complaint alleges offences involving cheating, the creation and use of forged documents and the opening of bank accounts using false identities. The police investigation is expected to examine the document trail, bank transactions, identities of the alleged impersonators and the role of each accused. The disputed land documents were reported to have been cancelled through the sub-registrar’s office after the alleged fraud was discovered.
