Ahmedabad Land Fraud Case: Fake Owners Used to Target Trader for Rs 4.70 Crore

An Ahmedabad land trader was allegedly cheated of Rs 4.70 crore after 10 people used forged identity documents, fake bank accounts and impersonated landowners to sell parcels in Ognaj village, according to a complaint filed at the Sola High Court police station. The alleged fraud came to light when the actual owners received government notices during the process of updating revenue records for the land.

The complaint names Dharamshibhai Prabhatsinh Rabari and Dipak Paramhans Tripathi among the accused. It also alleges the involvement of people who posed as the original owners and others who signed as witnesses on the disputed sale documents. Police have registered a case based on the allegations.

The complainant, Rashminbhai Mafatlal Patel, lives in Ahmedabad’s Bhadaj area and works in land transactions. According to the report, Rabari and Tripathi approached him around 10 months before the complaint and offered to sell land located within the limits of Ognaj village. The parcels were identified as Survey Numbers 955/4/1, 955/1 and 926.

Patel reportedly relied on his prior acquaintance with the two men. The accused allegedly introduced him to several people as the original owners of the land. The complaint states that these individuals were not the genuine owners but had been presented as fake farmers for the transaction.

The alleged group is accused of creating counterfeit Aadhaar and PAN cards in the names of the actual owners — Baldevbhai Patel, Kantaben, Meenalben and Hitendrakumar. The complaint further states that bank accounts were opened at Bandhan Bank using the forged identity documents. These accounts were allegedly used in connection with the proposed land sale.

A notarised agreement to sell was prepared on January 19, 2026, according to the report. Registered sale documents were subsequently prepared on April 30 and May 6. The complainant allegedly paid a total of Rs 4.70 crore through bank transfers and cash. The complaint also alleges that some of the accused signed the sale documents as false witnesses.

The alleged fraud was detected after Patel applied to have the purchased land entered in his name in government revenue records. As part of the process, notices were sent to the recorded owners. When the genuine owners received the notices, they contacted Patel and showed him their government revenue records, according to the complaint.

The original owners allegedly told Patel that they had not sold the land and that forged Aadhaar and PAN cards had been created in their names. This interaction led him to realise that the documents used for the transaction were allegedly fabricated and that he had been cheated of the money paid for the land.

After learning of the alleged fraud, Patel applied to the sub-registrar’s office to cancel the sale documents and the earlier agreement to sell. He then approached the Sola High Court police station. The complaint covers the alleged impersonation of landowners, preparation of forged documents, opening of bank accounts and collection of money through the disputed land transaction. The police investigation will determine the roles of the 10 named accused and the status of the documents and financial transfers.
