Ahmedabad Land Fraud Case: Builder Group Named in ₹59 Crore Complaint

An Ahmedabad land fraud case involving a reported ₹59 crore complaint has been registered against Rashmi Builders founder Deepak Hirpara, his son Harshil Hirpara and his brother Jignesh Hirpara, according to a complaint filed with the Ahmedabad Crime Branch. The dispute concerns land with an estimated market value of about ₹120 crore, which the complainant alleges was transferred through fabricated documents while efforts were being made to clear its legal title.

The complaint was filed by land trader Chintan Rami, who alleged that the accused offered to resolve an ongoing legal dispute over the property. According to the complaint, the process of securing a clear title was allegedly used to create and execute false documents and transfer the land into the accused parties’ names. The complaint alleges fraud and breach of trust involving ₹59 crore.

Ahmedabad Crime Branch has registered a case against the three individuals under provisions relating to criminal conspiracy, cheating and breach of trust, as stated in the report. The allegations have not been tested in court, and the accused have not been convicted in connection with the complaint.

Investigators have begun seeking records from the relevant sub-registrar’s office, including documents connected with the land transaction and powers of attorney. The Crime Branch is also examining bank transaction details linked to the alleged payments and transfers.

The investigation is expected to establish how the land was documented, whether the disputed property was subsequently used for a development project and whether any third-party rights were created over it. These records will be important in determining the sequence of transactions and the parties involved in the land’s ownership and documentation.

The case highlights the legal and administrative risks surrounding disputed urban land, particularly where title clearance, powers of attorney and property transfers overlap. For real estate transactions, the sub-registrar records and banking trail are central to establishing whether a transfer was authorised and how consideration moved between the parties.

The complaint has drawn attention because it names a prominent Ahmedabad builder group and involves land valued at approximately ₹120 crore. The Crime Branch’s next steps include document verification and examination of financial records. The report also indicates that investigators are considering further action against the accused as the inquiry progresses.
