BOOTES, a firm known for engineering high-performance net-zero infrastructure, has officially entered residential real estate with an initial portfolio exceeding Rs 6,300 crore across the National Capital Region (NCR). The company aims to address urban sustainability challenges, including indoor air quality, water security, and energy efficiency, through engineering-led residential design, reflecting a growing trend towards health-conscious and climate-resilient housing.

The developer’s initial projects span over 6 million square feet across Noida, Alwar, and Vrindavan. In Noida, high-rise residential towers are planned in Greater Noida West and Sector 76, featuring four-bedroom units and duplex penthouses. These homes incorporate centralised energy systems projected to reduce electricity consumption by up to 70%, alongside air filtration technologies maintaining indoor air quality index (AQI) below 50. Water management systems monitor flow and purity in real time, aiming to limit waste and ensure consistent quality for residents. Alwar marks BOOTES’ first foray outside the NCR core, with the city’s tallest residential development currently underway. Units include two- and three-bedroom apartments engineered for energy efficiency and healthy living. Urban planners note that such projects could act as benchmarks for mid-sized cities, where rising temperatures, energy demands, and pollution increasingly impact residential quality of life. Industry analysts observe that BOOTES’ approach aligns with a wider shift in Indian real estate toward sustainability, wellness, and long-term operational efficiency. “Homebuyers are no longer focused solely on aesthetics or location,” a senior real estate analyst said. “They are increasingly prioritising indoor environment quality, reduced energy bills, and long-term resilience. Projects like BOOTES’ could accelerate adoption of engineering-led sustainability standards in residential real estate.”

Looking ahead, BOOTES plans expansion into Mumbai, Lucknow, Ayodhya, Dehradun, Kurukshetra, Jhansi, Chitrakoot, and Prayagraj. Experts highlight that the company’s strategy of replicable, performance-oriented housing models could address consistent urban challenges while scaling efficiently in emerging cities. This focus on both Tier-I and Tier-II cities indicates a growing recognition of distributed urbanisation, where peripheral and smaller cities demand high-quality, climate-conscious residential options. The company’s entry also underscores a critical trend in India’s real estate sector: integration of engineering expertise into housing development. With electricity costs rising, water scarcity worsening, and air quality deteriorating across major urban centres, projects designed around measurable performance outcomes could become essential to building resilient, healthy cities.
