BSE Clears MMRDA Plot Deal for New BKC Infrastructure

BSE’s board has approved a proposal to accept the Mumbai Metropolitan Region Development Authority’s offer of a plot in Bandra Kurla Complex for the stock exchange’s proposed additional premises and infrastructure facilities.

The transaction remains subject to documentation, applicable conditions and the execution of definitive agreements with MMRDA, BSE said in its post-earnings disclosures. The exchange did not disclose the size or price of the plot. It said detailed terms would be announced after the agreements are executed.

The proposed site adds to BKC’s role as Mumbai’s key concentration of financial and corporate institutions. For BSE, the planned premises would provide additional capacity for its operations and infrastructure, although the exchange has not yet announced a construction schedule, project cost or design details.

The land proposal was disclosed alongside BSE’s financial results for the quarter ended September. Consolidated net profit rose 44.9 per cent year on year to ₹809.15 crore in the second quarter of financial year 2026-27, compared with ₹558.43 crore in the corresponding period a year earlier.

Revenue from operations increased 34.1 per cent to ₹1,432.66 crore from ₹1,068.39 crore in the year-ago quarter. On a sequential basis, however, net profit declined 7.4 per cent from ₹874.02 crore in the June quarter, while revenue from operations fell 8.5 per cent from ₹1,566.02 crore.

BSE management also flagged risks linked to global turmoil, cyber security and supply-chain disruptions during its analyst call. Managing Director and Chief Executive Officer Sundararaman Ramamurthy said measures under discussion to deepen market participation, together with stabilisation in the global environment and the resolution of structural issues affecting the Indian market, could support market depth and liquidity.

The exchange said it had sought regulatory approvals for its partnership with MSCI and would roll out the plan after receiving them. It also reported that around 500 colocation racks in its data centre had been allocated and that it was adding approximately 170 to 190 more racks.

The BKC land proposal is therefore linked to both BSE’s physical institutional expansion and the infrastructure supporting its market operations. Its immediate next step is completion of the required documentation and execution of definitive agreements with MMRDA, after which the exchange is expected to disclose the transaction’s detailed terms.
