The N.M. Joshi Marg BDD redevelopment project in Mumbai has received occupancy certificates for two completed buildings containing 342 homes, with handover expected shortly. The Mumbai Board of the Maharashtra Housing and Area Development Authority (MHADA) also plans to distribute another 295 homes within a month after the relevant building receives its occupancy certificate.
The first phase of the N.M. Joshi Marg redevelopment covers 1,241 homes across seven rehabilitation buildings. MHADA’s Mumbai Board said the remaining 684 homes in the phase are planned for completion and handover by December. If that schedule is met, all 1,241 residents covered by the first phase will receive their redeveloped homes by the end of the year.
The two completed rehabilitation buildings received occupancy certificates last week, enabling the board to begin the process of handing over the 342 homes. Officials said a letter has been sent to seek Chief Minister Devendra Fadnavis’s time for the handover programme. The possession process will begin after the chief minister’s availability is confirmed.
The additional 295 homes have also been completed, according to the Mumbai Board. The building containing these homes is expected to receive its occupancy certificate, after which the board plans to distribute the flats within a month. The occupancy certificate is a key administrative milestone because it allows completed residential buildings to be occupied and supports the formal handover of homes to eligible residents.
The N.M. Joshi Marg project is part of the wider redevelopment of the Worli, N.M. Joshi Marg and Naigaon BDD chawls being undertaken through MHADA’s Mumbai Board. Rehabilitation buildings for residents of all three locations are being constructed under the first phase, with possession being given as individual buildings are completed.
MHADA said 1,383 homes in the Worli BDD redevelopment have already been handed over, while possession of another 574 homes is under way. In Naigaon, 1,401 homes have been handed over. The progress at those locations has increased attention on N.M. Joshi Marg, where residents had supported the redevelopment early and vacated their homes for the project but had continued to wait for their replacement flats.
The N.M. Joshi Marg redevelopment involves replacing the former BDD chawl housing with new rehabilitation buildings. For residents, the latest certificates and planned handovers mark the movement of the project from construction into occupation and formal possession. The board’s immediate steps are to secure the chief minister’s schedule for the 342-home handover, obtain the occupancy certificate for the building containing 295 homes and complete the remaining 684 homes by December.
