Pune MHADA Homes Open New Route To Ownership

Pune’s affordable housing market is getting a fresh supply of 4,462 homes through a Maharashtra Housing and Area Development Authority (MHADA) lottery, with prices starting at about ₹11.55 lakh and rising to ₹65.50 lakh. Spread across Pune and Pimpri-Chinchwad, the scheme could widen access to formal housing, but the locations also highlight the growing challenge of keeping lower-cost homes connected to jobs and public transport.

The Pune MHADA lottery includes homes across a wide set of neighbourhoods, from Manjari Khurd, Dhanori and Kharadi to Baner, Hadapsar, Mundhwa and Kondhwa Khurd. In Pimpri-Chinchwad, the inventory covers areas such as Moshi, Kiwale, Tathawade, Wakad, Ravet, Punawale and Chikhali. The largest price point is in Tathawade, where 633 two-bedroom homes are being offered. These apartments have carpet areas of roughly 746 to 763 sq ft and are priced between ₹64.50 lakh and ₹65.50 lakh. Applicants for these units must provide an earnest money deposit of ₹75,000. At the other end of the spectrum, 111 one-bedroom homes at Life Republic Township on Marunji Road, Jambe, are priced from ₹11.55 lakh to ₹12.55 lakh. Their carpet areas range from about 297 to 302 sq ft.

The spread in prices reflects the sharply different economics of Pune’s expanding housing market. Locations on the city’s western and eastern growth corridors have attracted substantial residential development, supported by employment centres and improving infrastructure. Yet affordability cannot be assessed only through the purchase price. For households with limited incomes, commuting costs, travel time and access to schools, healthcare and everyday services can significantly affect the real cost of housing. Urban planners say affordable housing works best when residential development is integrated with reliable public transport and basic civic infrastructure. The Pune MHADA lottery is open to applicants under the Economically Weaker Section and Low Income Group categories. EWS applicants must have annual family income of up to ₹6 lakh, while the LIG threshold is ₹9 lakh.

Applications opened on August 24 and will remain open until 11:59 pm on September 15. The earnest money deposit can also be paid through RTGS or NEFT until the relevant bank’s working hours on September 16. MHADA plans to publish the provisional accepted-applications list on September 29, followed by the final list on October 8. The computerised draw is scheduled for October 13. The scheme gives thousands of households a route into formal home ownership. Its longer-term value, however, will depend on whether these homes remain financially accessible after purchase and are supported by the transport, utilities and public services needed to make growing residential districts liveable.
