Hyderabad Emerges as Fast-Growing Flex Office Market
Hyderabad has emerged as one of India’s fastest-growing flexible workspace markets, recording a 170.8% year-on-year increase in seat leasing during the first half of 2026, according to a Cushman & Wakefield report.
Flexible workspace operators leased 40,451 seats in Hyderabad during H1 2026, placing the city behind Bengaluru in total seat uptake. The strong growth reflects rising demand from technology companies, Global Capability Centres (GCCs) and businesses seeking flexible workplace solutions. Across India’s top eight cities, flexible workspace operators leased 191,306 seats during H1 2026, representing a 68.4% increase compared with the same period last year. The sector also recorded 8.4 million square feet of gross leasing volume during the period, its highest-ever half-yearly volume. This was 55% higher than the 5.4 million square feet recorded in H1 2025. Flexible workspace operators accounted for nearly 20% of India’s total office leasing activity during H1 2026. The share increased from 13% in H1 2025, highlighting the growing role of flexible and managed offices in corporate real estate strategies.
Global Capability Centres continued to be a major demand driver for flexible workspaces. GCCs accounted for 44% of total flex seats leased during H1 2026, up from 37% for the full year in 2025. The growing presence of GCCs in Hyderabad has strengthened demand for office spaces that can support rapid expansion, changing workforce requirements and flexible occupancy models. Bengaluru remained the largest flexible workspace market, with 57,487 seats leased and a 31.8% annual increase. Hyderabad followed with 40,451 seats and a significantly higher growth rate of 170.8%.
Mumbai and Delhi-NCR also recorded strong increases, with flexible workspace leasing rising 130% and 152.7%, respectively. Pune recorded 27.8% growth, while Chennai saw a 3.6% increase. Ahmedabad posted the sharpest growth at 570.3%, although the increase came from a comparatively smaller base. For Hyderabad, the sharp rise in flexible workspace demand strengthens its position as a major corporate and technology hub. Continued GCC expansion and demand from technology occupiers could support further growth in managed and flexible office spaces. The trend also indicates a broader shift in corporate real estate, with companies increasingly using flexible offices to balance expansion needs, operational efficiency and changing workplace requirements.
